posted on 6 MayNH-24 Ghaziabad investment — my honest take
Since last year I've been tracking NH-24 Ghaziabad quite closely. Prices for 2BHKs are around ₹60L, which feels a bit high now. Delhi-Meerut Expressway ka real impact kitna hai? Thinking about investment potential for 3-5 years, especially with ATS or Gaurs projects. Kya lagta hai, ROI sahi milega yahaan? Is it a calculated risk or just builder hype?

Toh finally kya decide kiya sabne? Kisi ne book kiya kya yahaan pe ya abhi bhi wait and watch?
Dekho, NH-24 has its pros and cons. Connectivity is a big plus, especially for daily commuters. Some pockets like Ahinsa Khand II have seen decent appreciation, but that was a few years back. Now, the prices are definitely elevated. ATS projects are generally good quality, but Gaurs ka record mixed hai. ROI will depend heavily on the actual infrastructure development and how quickly the area becomes fully self-sufficient. Don't just rely on Expressway, see the local amenities too.
Meri advice hai ki ready-to-move-in options dekho, thoda extra lagega but mental peace milegi. Under-construction mein toh RERA ke baad bhi delays ho jaate hain. Plus, check the actual distance to key amenities, not just road length.
Sahi kaha, Gaurs ke projects mein toh bahut pareshaani suni hai. Builder hype se bachke raho.
Haan, jaisa pucha gaya tha, ATS Triumph ka possession late hai, bhai. They promised December last year, but abhi tak construction chal rahi hai. Builder ne phir se date extend kar di hai, lol. Yeh common issue hai, isliye RERA registration aur penalty clauses pe dhyan dena zaroori hai.
I agree with the skepticism. Current market conditions are tricky. Builders are pushing hard but sales aren't that great. ₹60L for a 2BHK feels like it's already priced in the future potential, not current value. Plus, maintenance charges add up. Soch samajh ke invest karna, it's a big amount for first-time buyers like us.
Nahi yaar, I think it's a calculated risk. The infrastructure push around NH-24 is real. D-M Expressway has definitely cut down travel time to Delhi. For a 3-5 year horizon, I'm optimistic. Ghaziabad mein growth potential abhi bhi hai, especially with more people looking for affordable options outside Delhi.
ATS Triumph mein possession kab tak ka bola hai? Kya unhone RERA date follow ki hai?
Exactly! Jaise aapne bola, connectivity is key. Mera ek cousin hai, usne Achchheja mein ek plot liya tha 4 saal pehle, wahan rates double ho gaye hain. Ab 2BHK ka soch raha hai ATS Triumph mein. Delhi-Meerut Expressway ka impact dikh raha hai on property values. Bas builder ka delivery track record check karna important hai. Gaurs ke kuch projects mein toh bahut delays hue hain, but ATS is generally better.
Bhai, NH-24 Ghaziabad ka hype toh bahut zyada hai. ₹60L for a 2BHK in Ghaziabad, woh bhi abhi, seems like builder hype to me. Delhi-Meerut Expressway se connectivity sudhri hai, no doubt, but real estate appreciation is not just about connectivity. Market conditions abhi slow hain, aur interest rates bhi high hain. ATS ya Gaurs ke projects mein delays ka risk bhi hota hai. Mere friend ne ek project mein invest kiya tha 3 saal pehle, abhi tak possession nahi mila hai.
