Hey guys, I'm thinking of upgrading from my 2BHK. Looking at NH-24, Noida. What's the real deal there? Currently, I'm in a 2BHK in Sector 75 and the price jump to a 3BHK or villa seems crazy. Is the investment potential actually good in NH-24 for the next 3-5 years? Already have a home loan, so EMI bhi dekhni hai. Also, heard traffic can be a nightmare. What's your experience during peak hours? Office jana mushkil toh nahi hoga? Any recommendations for good builders in that area? Mujhe advice chahiye yaar. Is it worth the premium? Kya aap logon ko pata hai resale value kya hai?

One thing I've noticed is that the appreciation in NH-24 is slower compared to sectors closer to Delhi.

Don't forget to factor in the cost of interiors and other expenses. Upgrading is always more expensive than you think!
Traffic situation during school hours is also a nightmare. So if you have kids, that's another thing to consider.
What about the air quality in NH-24? Is it any better than other parts of Noida?
I think the key is to find a project that is near the main highway and has good connectivity to other parts of Noida. That will help with the traffic.

Bhai, EMI bhi dekhni hai toh loan eligibility bhi check karlo. Upgrade karne mein existing loan bhi toh factor karna padega.
I heard some good things about Gaursons projects in that area. Anyone has experience with them?
Gaursons are generally considered reliable. But still, do your due diligence. Check their past projects and read reviews online.
Sector 150 is a better option if you are looking for investment. Prices are higher, but the infrastructure is much better and the area is more developed.
NH-24... it's a mixed bag. Potential hai, but risk bhi hai. Think carefully before you invest your hard-earned money.
Resale value...abhi toh itna kuch nahi hai. Give it another 3-5 years. Once the area is more developed, the resale value will definitely increase. But it's a long-term game.
Don't just look at the price per sqft. Look at the amenities. Are they actually building what they promised? Swimming pool, clubhouse, gym...sab dikhate hain brochure mein, but reality kuch aur hi hota hai.
Mera ek relative ne wahan pe flat liya tha. He got possession after 3 years of delay. And the quality of construction is pathetic. Lekin price bhi toh kam tha...so, he compromised.
Is there any hope for resale value appreciation with the new metro line extension?
Definitely! Metro connectivity is a huge plus. It will make commuting much easier and attract more buyers. But it will take time. Don't expect overnight miracles.
Traffic bhai...peak hours mein toh dushman ko bhi na ho. Seriously. I used to live near Crossings Republik. It took me almost 2 hours to reach office in Noida Sector 62. Ab toh nahi, I shifted near my office.
2 hours! OMG. That's insane. I work in Sector 16. Maybe I should just stick to renting near my office instead of buying in NH-24.
Crossings Republik toh aur bhi andar hai. NH-24 main highway pe hai. Still bad, but maybe not THAT bad. depends on where you are going.
NH-24 is a gamble. Some projects are good, some are terrible. RERA registration number check karo before you even think about it. Also, visit the site multiple times at different times of the day to gauge the traffic yourself.
I invested in a property in NH-24 about 5 years ago. Back then, prices were really low. Now, they've almost doubled. But the infrastructure is still lagging behind. Metro line aane wala hai, that might improve things.
Which builder are you considering? Some builders are notorious for delays. Supertech and Amrapali types se bachke rehna.
Haan bhai, Supertech ka toh naam hi mat lo. My friend is still waiting for possession of his flat in Sector 93.

Exactly! Sector 75 is already so developed. NH-24 is still developing, so the price difference makes sense. But is it worth the headache of construction and potentially bad traffic? That's the question.
