Hey guys, I'm thinking of upgrading to a 3BHK near NH-24. Currently in a 2BHK in Sector 121. Property prices seem high, yaar! Is the investment potential actually good? Already have a home loan, so EMI is a factor. Kya aap logon ko pata hai about resale value in 3-5 years? Also, what's the real deal with waterlogging during monsoon? Mujhe advice chahiye. Is the price jump worth it?

Honestly, I think the price hike is justified if you're looking long-term. The area has potential, but be patient.
So, what did you decide, bhai? Are you going for it?
Don't forget to negotiate! Builders always inflate the initial price. You can get a discount, especially if you're paying in cash.
Rates are up everywhere because of the current market conditions. Raw material prices have increased, and demand is high. So, expect to pay a premium.
Mera bhi same experience tha 2 years ago. I ended up buying in Greater Noida West instead. Better value for money, but connectivity is still an issue.
Check the builder's previous projects for history of delays and quality. That's the best indicator.
NH-24 is developing fast, but infrastructure is still lagging. Traffic can be a nightmare.
Before booking, check amenities completion. I made that mistake. Paid for a swimming pool that's still not ready!
I sold my flat in Sector 78 last year. Got a decent price, but the brokerage fees were a killer! Factor that in for resale value calculations.
Bhai, I live near NH-24. Waterlogging is bad near Crossings Republik. Avoid that area.
Don't just look at the price hike. Look at the appreciation percentage. Is it really worth the jump in EMI?
Possession status kya hai? Check with other buyers in the project. Builders often make false promises.
Exactly! Builder ne phir se date extend kar diya lol. Standard practice hai Noida mein.
I bought in Sector 144 three years ago. Prices have definitely gone up, but the amenities are still not fully developed. Builder is giving excuses. So think twice before buying just based on future potential.
Waterlogging is a serious issue near some societies. Check during the monsoon season before you finalize anything. Mere friend ka ghar doob gaya tha!
EMI is a big factor, you're right. Calculate everything carefully. Consider pre-EMI interest also.
Which society are you considering? Some are better than others in terms of construction quality and maintenance.
I was looking at Gulshan Dynasty and Ace Divino. Any feedback on these?
NH-24 pe price hike toh hai bhai. Sector 143A mein dekha tha, rates are crazy! But connectivity is good. Investment potential...hmm, that's the question. I'm also wondering about waterlogging. Good luck finding answers!
Yaar, Sector 121 se upgrade kar rahe ho? Smart move. But NH-24... depends on the builder. Which project are you looking at? Builder reputation is key, otherwise resale value will suffer. Waterlogging is a real concern in some areas, especially near the Hindon.
Price hike is everywhere, dost! But NH-24 has that future metro line coming up. That's driving up prices. I invested in a plot there 5 years ago, hoping for good returns. Let's see...
Metro line kab tak banegi? That's the million-dollar question! Builders are promising everything, but ground reality is different.
Plot mein toh risk zyada hai. Better to go for a ready-to-move apartment, at least you know what you're getting.
Don't forget to check the RERA registration number before you invest! Bahut important hai.
