Nirala Greenshire: Is the capital appreciation real?
Nirala Greenshire mein invest karne ka soch raha hoon, yaar. Fed up of renting, ab apna ghar lena hai for investment. Current price range ₹1.44 Cr se ₹2.23 Cr dikha raha hai, but not sure if it's already topped out. Jo log initially book kiye the, unka capital appreciation kitna hua hai? Kya abhi bhi entry point acha hai, ya phir late ho gaya hoon? Builder ka track record kaisa hai, especially RERA compliance ke terms mein? Koi issues toh nahi hain regarding OC ya completion certificates? I'm worried about delays affecting future rental yield ya resale value. Any hidden costs during possession? Would love to hear from anyone jo wahan invest kiya hai ya property khareeda hai. Hope this helps someone else too.

Bhai, Nirala ka naam sunke thoda darr lagta hai. My friend booked with them in another project near Alpha II Greater Noida, aur almost 2 saal late possession mila tha. Capital appreciation toh door ki baat, bas time pe ghar mil jaaye, wahi badi baat hai. Research the builder's past projects thoroughly before committing.
