Nirala Greenshire's carpet area is a total rip-off.
Visited Nirala Greenshire last weekend. Honestly, everyone talks about its location, but nobody mentions the actual carpet area, yaar. I work in real estate, I know the super area vs carpet area games. Matlab, is that 2.5 BHK really livable for a family? Or just good on paper? Noise levels from the highway also seemed high. Disagree? Tell me why.

Bhai, ye carpet area ka game puraana hai. I almost booked a flat in Ajayabpur a couple of years ago, and unhone bhi same trick kheli thi. Later found out the actual usable area was 25% less than what was marketed. Nirala Greenshire ka RERA number UPRERAPRJ120088 hai, but possession date bhi 2027-10-01 tak hai. Itni delay ke baad bhi if the space is compromised, toh kya fayda? My cousin faced huge delays with another builder, don't want to repeat that mistake.
Noise levels ka point valid hai. My friend lives near a highway in Alpha II, aur wahan din bhar traffic ki awaaz aati rehti hai. For 1.4 Cr – 2.2 Cr, is this compromise worth it? What's the actual price per sqft for usable area after all deductions?
Exactly! That's what I felt too. My uncle bought in Alistonia Estate a few years ago, and even there the carpet area to super area difference was huge, but at least the price was lower back then. Now, with these prices, it's just not justified.
Bhai, for a 2.5 BHK, it comes to around ₹7000-8000 per sqft on super area, but carpet area wise it's easily ₹10,000+ per sqft.
Totally agree! I also checked out Nirala Greenshire a few months back. The sample flat felt so small for a 2.5 BHK.
