Nirala Trio: Greater Noida West mein kaisa hai?
Came across this video on Nirala Trio. It's for 3BHK flats in Greater Noida West. They're showing Mivan construction, G+27 towers, and possession by Dec 2027. Location-wise, it's near Noida Sec 76 Metro and good connectivity to Delhi/Ghaziabad. Looks decent, honestly. I'm seriously considering it for investment, but not sure about the builder's track record ya future appreciation. Koi experience share kar sakta hai? What's your take on Nirala Trio?

Regarding possession, U1, be very careful. The video says Dec 2027, but if you check the RERA portal (UPRERAPRJ707952), the possession date is actually 2028-12-31. That's a full year's difference! Builders often mislead with these dates in marketing. I had a similar experience with another builder in Ajayabpur, they kept pushing the date. Always trust RERA. This project has 378 units, so imagine the scale of delays if they happen.

₹1.4 Cr to ₹1.8 Cr for a 3BHK in Greater Noida West? Thoda high nahi lag raha hai? My budget is closer to ₹1.2 Cr max. Is it really worth that much, considering it's still under construction and far from established areas?
Totally agree, U5! Current market conditions mein ₹1.4 Cr is a big ask for Greater Noida West. Nearby Alpha II ya Alpha I mein bhi options mil jaate hain is range mein, jo zyada developed hain. Investment ke hisaab se appreciation thoda slow ho sakta hai yahan, especially with so many projects coming up in the vicinity.
