Noida mein market abhi thoda correction mode mein hai, especially for areas like Nithari jo prime nahi hain. Builders are trying to clear inventory. 80L is definitely high for a 2BHK there. You can find better options in established sectors with good connectivity for that price, maybe a slightly smaller unit but better appreciation potential.
Yaar, Nithari mein value for money tabhi milega jab location bahut prime ho ya builder bahut reputed ho. Sikka Group ke projects mein aksar delays hote hain. Mere ek dost ne Ajayabpur mein Sikka ka project book kiya tha, 2 saal se possession date extend ho rahi hai. Hidden costs toh honge hi, like IFMS, club membership, parking, power backup charges – yeh sab milake 5-7 lakhs extra ho jaate hain. Plus, maintainance charges bhi add honge.

And the quality seemed compromised too. Always demand a detailed breakup of all costs upfront, including stamp duty and registration, before even considering booking. Don't rely on verbal assurances.
