Since last month I've been checking Nizamuddin East flats. My budget for a 3BHK is around ₹2.5Cr, par prices toh sky-high hain. Builders quote crazy PLCs, then add 'extra' charges for parking and maintenance. Not sure if this is normal for South Delhi? I'm already stretching my budget, ab yeh hidden costs dekh ke I'm frustrated. Anyone else?

I faced the exact same issue last year when I was looking in Nizamuddin. They quoted a base price, then added 'preferential location charges' for corner flat, park-facing, even east-facing! Then came the club membership, car parking (mandatory, of course), electricity infra charges, and what not. My ₹2.5 Cr budget for a 3BHK quickly became ₹3.2 Cr without even realizing. It's not just South Delhi, the whole market is like this
Nizamuddin East has always been pricey, but for a first-time buyer with a ₹2.5 Cr budget, it's a real stretch. Have you looked at areas slightly further south? Like maybe near Alaknanda or even Greater Kailash? Might get more value for money there without the crazy PLCs.
Alaknanda mein you might find something in the ₹2.2-₹2.8 Cr range for decent 3BHKs, depends on the builder and age of construction. Hidden costs har jagah hain, but usually not as exorbitant as prime Nizamuddin East. Just be very clear about maintenance and parking charges upfront, get it in writing.

Totally feel you, bhai! Nizamuddin East is just insane right now. Mera bhi budget itna hi hai aur kuch samajh nahi aa raha.
