Noida 105's Connectivity & Amenities: Are the claims real?

Came across this video calling Noida Sector 105 the new 'Sheikh Zayed Road'. It talks about an approved Metro line, two golf courses, and tons of existing offices/schools nearby. Max Estates here also boasts an elevated jogging track and 72k sqft amenities. Sounds amazing on paper, right? But I'm curious, for anyone who knows the area, how much of this connectivity and amenity boom is actually on the ground now? Does it really have that 'true residential colony feel' yet?
