₹78 lakh for a 2BHK in Sarai Sadar, that too Sikka Group ka project. I'm looking at my first property, aur sab bolte hain negotiate karo. But honestly, builder seedha 'fixed price' bol deta hai. Matlab, kya negotiation sirf myth hai? I'm 28, and my parents keep saying 'beta, bina negotiation ke mat lena'. But how? Aur ye legal checks, RERA aur title search... kitna important hai? Sikka Group ka track record kaafi log sahi bolte hain, but still, should I trust unki legal team or hire my own lawyer? Seems like a huge expense. Ab samajh nahi aa raha, is negotiation even possible, or it's all just talk? Change my mind.

Agar ₹78 lakh ka budget hai aur itni uncertainty hai, toh thoda aur research karo. Maybe look at ready-to-move options if possession delay is a concern. Ultimately, peace of mind is important for your first home, don't rush into it just because parents bol rahe hain.

Alpha I mein bhi ab tough ho gaya hai. Current market mein demand itni high hai, especially in good sectors, ki builders ko negotiation ki zaroorat hi nahi padti. Alpha-II Commercial Belt mein bhi rates sky-high hain, no scope for discount.

Negotiation toh I agree, bohot mushkil hai aajkal, especially for a decent project. But please, please, please, legal checks pe compromise mat karna! Sikka Group ho ya koi bhi, apni taraf se poori due diligence karo. Builder ki legal team unko represent karti hai, not you. Thoda extra kharcha hoga but it will save you lakhs, maybe even your entire investment, in the long run. Mere ek dost ne bina proper legal check ke property le li thi, ab case chal raha hai uska.
Totally agree with this! Legal fees seem like a big amount upfront, but it's literally peanuts compared to the property value. My uncle bought a flat in Ajayabpur and the builder had some land dispute issues which only his independent lawyer found out. He backed out just in time.

Bhai, same exact situation hai meri! I'm also looking in Noida, and every builder just gives a take-it-or-leave-it price. Fixed price bolke they don't even budge. Lagta hai negotiation bas purane zamane ki baat hai ab.
