Noida 2BHK search: Is negotiation possible for empty nesters?

Hazipur keeps coming up every time I shortlist something. Kids have moved out, so I'm looking for a manageable 2BHK, around ₹80-90L. Maxblis Construction mein ek project dekha hai. Builder quotes seem non-negotiable. Noida mein kya price negotiation possible hai? Kitna percent tak expect kar sakte hain, ya sirf quoted price plus all the stamp duty, PLC, parking costs? Want to avoid surprises. Please share your experience, especially around Sector 137. Kya koi real discount milta hai?
