Just watched a video about a new 3 BHK project in Noida. Sounds pretty good for middle-class buyers, with AC and a clubhouse. My main worry with new launches is always the possession date. The video just says 'new project launch', no specific timeline mentioned. Has anyone here invested in new projects in Noida recently? How realistic are the delivery timelines these days? Don't want to get stuck waiting years.

Bhai, these 'new launches' in Noida are always a red flag for me. They promise the moon and deliver nothing on time. My cousin booked a flat near Alpha II, Greater Noida, and it's been 5 years, still waiting for possession. Builder keeps extending dates. Be very, very careful.
U7, I think U2 is referring to the XYZ project (hypothetical name). That one has been notorious for delays. The builder had some financial issues, which impacted everything. Always check the developer's financial health, it's crucial.
