Noida 3 BHKs for 1 Cr: Good investment long-term?

What do you guys think about Noida's investment potential for 3 BHKs? I saw a video featuring projects like ATS Homekraft Pious and Gulshan Botnia, all around 1 Cr. For that price, do you think these areas have strong future appreciation or good rental yields? I'm honestly not sure if it's the right entry point for long-term returns. Any thoughts on Sector 150/152's growth?
