Noida 3BHK upgrade: Is the premium justified?

Sector 78 – been in my 2BHK here for years, already have a home loan. I'm eyeing a 3BHK or villa, maybe Sector 150 or near Yamuna Expressway. Everyone hypes these 'luxury' projects by Godrej or M3M. But honestly, is the price jump from an ₹80L 2BHK to a ₹1.5Cr 3BHK really worth it? The ROI and rental yield for a 3BHK just don't seem to justify the massive extra EMI. Change my mind.
