I'm currently in a 2BHK in Sector 89. Thinking of upgrading to a 3BHK. Advetaya Constructions ke projects dekh raha hu. Is the price jump worth it? Already have a home loan, so EMI will increase a lot. Should I consider a villa instead? Confused, need advice!

Mere ek friend ne Advetaya ke project mein invest kiya tha 5 saal pehle. Abhi tak possession nahi mila. Be very careful.
Rising interest rates are a concern. Make sure you factor that into your calculations. EMI can increase significantly over the loan tenure.

Which floor are you looking at? Ground floor mat lena, bhai. Mosquitoes and security issues. Higher floors are always better.
Haan exactly, U8. Ground floor is a no-go. Top floor is also risky because of potential leakage issues. Middle floors are the sweet spot.
Sector 150 mein dekh lo. Lots of new projects coming up. But prices are also rising due to the Jewar airport effect.
Villa is a totally different game, yaar. Maintenance, security, travel... it's a lot more hassle. Unless you have a big family and lots of money, stick to the apartment.
Advetaya ka RERA number check karo. And also check how many cases are pending against them in the RERA authority. That's a good indicator of their reliability.

I bought a 3BHK in Sector 75 two years ago. Price jump was justified for me. More space for the kids, guest room, etc. But builder kaafi tang kiya possession ke liye. Be prepared for that headache.
