Noida 3BHK upgrade: My utility reliability concerns
Budget finalised, loan pre-approved — now stuck on which project. I'm currently in a 2BHK in Sector 75, thinking of upgrading to a 3BHK or villa in Noida, maybe even Trinity High Street South Avenue. Already have a home loan, so for me, ROI and tenant experience are key. My main concern is construction quality *beyond* just walls and finishings. Is the premium justified if power backup is only for common areas? Kya lifts baar baar kharab hoti hain after a year or two? This affects tenant attraction and resale value, right? What about maintenance response time for these critical services? I've heard stories about builders skimping on electricals and plumbing, creating huge headaches later. Should I really pay extra for a project that actually delivers reliable utilities, or will all projects have similar issues over time, regardless of initial cost? Honestly not sure.

But I visited last month, and while the finish looks good, unka power backup system sirf common areas ke liye hai, jo aapne mention kiya. For a project in the ₹27 L – ₹64 L range, especially for a 3BHK, I'd expect full power backup. My cousin bought in Alpha I Greater Noida a few years back, and even there, they faced issues with generator capacity during peak summer. Builder promises toh karte hain, but on-ground reality is often different. Ask specifically about the KVA per flat for backup, not just 'common areas'.

Haan bhai, same experience. Lifts toh sach mein nightmare ban jaati hain. Especially with kids and elders. Fir maintenance team bhi time pe nahi aati.
Sahi kaha, mere ek relative ka project hai Alistonia Estate mein, first few years sab theek tha. Ab power cut hoti hai toh generator start hone mein 15-20 min lagte hain. Tenant complain karte hain, so rental income suffer karta hai. It's a real issue for ROI.
