Currently in a 2BHK in Sector 107. Thinking of upgrading, but confused. Is the price jump to a 3BHK from Subhlaxmi Developers worth it, or should I consider a villa? Already have a home loan. Kya kisi ko pata hai rental yields better kismein milenge? Should I just stick with what I have?

One more thing to consider: resale value. Villas can be harder to sell than 3BHKs, especially if they're very large or in a less desirable location.
Sector 150 is a good alternative to 107. Better planned, more green space, and good connectivity. But prices are higher.
Ultimately, it depends on your budget and lifestyle. What can you realistically afford, and what do you really need? Don't get carried away by the hype.
So, what did you decide? 3BHK or villa? Or sticking with the 2BHK? Inquiring minds want to know!
Market is expected to go up further after elections, so delaying might cost you more. But do your due diligence and don't rush into anything.
Home loan already hai...then villa will be a HUGE financial burden. Think carefully! Maybe upgrade the interiors of your current 2BHK instead? Sometimes that's enough.
Builder ne phir se possession date extend kar diya! Lol. Noida mein toh yahi chalta hai. I'm giving up hope.

Don't just look at the price jump. Look at the total cost of ownership. Property tax, maintenance, society charges...villa mein sab zyada hoga.
Before you decide, visit a few villas and 3BHKs in Sector 107. Get a feel for the space and the community. Pictures can be deceiving.
Villa mein privacy aur space toh milega, but security ka issue bhi rehta hai. Gated community mein hi lena, bhai. And check the builder's track record VERY carefully.
Kya scene hai Sector 107 mein? I'm thinking of investing there. Rate kya chal raha hai per sq ft? Any good projects besides Subhlaxmi?
@U14 Avg rate is around 6-7k per sq ft. There are a few other projects, but nothing spectacular. Location is good, but infrastructure needs improvement.
@U14 Check out Prateek Group. They have a few projects in that area. But do your due diligence, always!
I upgraded from a 2BHK to a villa in Jaypee Greens 4 years back. No regrets! The extra space and privacy are worth it. But maintenance is a killer. Budget accordingly.
@U5 Metro toh door hai Sector 107 se. Abhi toh gaadi se hi jaana padega. Future mein shayad connection aa jaaye. But good point about rental yield for 3BHKs.
@U6 Exactly! Metro connectivity is key for rental income. Sector 78 is doing well because of that. 107 still needs better infrastructure.
@U6 DMRC is planning an extension till Pari Chowk, which will definitely help 107. But it's a long wait. Don't make your decision based on something that *might* happen.
I bought a 3BHK in Sector 75 two years ago. Biggest mistake of my life! Builder promised everything, delivered nothing. Abhi tak amenities complete nahi hue. Be very careful!
Subhlaxmi...unka Grand Subhlaxmi project dekha hai? Possession mila kya kisi ko? That's the real question.
@U10 Haan, Grand Subhlaxmi ka toh bahut bura haal hai. Delay after delay. Buyer reviews are terrible.

Sector 107 se villa? Big jump, bhai! Are you sure about the EMI you'll be paying? Pehle woh calculate karo. Rental yield villa mein zyada milega, but maintenance bhi toh hai!
Subhlaxmi Developers...hmm. I've heard mixed reviews. Check their RERA record properly before committing. Delayed projects are a big problem nowadays.
Stick with what you have, unless you REALLY need the extra space. Market is crazy right now. Interest rates are up, property prices are high. Think long-term!
Villa is a lifestyle upgrade, 3BHK is just more space. What's your priority? If you're thinking investment, villa in a good location will fetch better appreciation. But initial investment is much higher.
Rental yields 3BHK mein better milenge, especially if it's close to the metro. Villas are harder to rent out, unless you're targeting a very specific clientele.
