Noida 7 Expressways project ka future kya hai?

Came across this video about that 7 Expressways project in Noida. They're really pushing the connectivity to Delhi, Jewar Airport, etc. Sounds good for business hubs. It's for commercial studio apartments, so I'm thinking about future appreciation aur rental yield. Pricing seems a bit high, tbh. Kya aap logon ko lagta hai long-term ROI achha hoga yahan? Is it a good investment for future growth?
