Fed up of renting, I'm finally looking to buy in Noida. Considering Capital Athena, but honestly worried about what's actually delivered versus what's promised. Do the clubhouses and sports facilities really get used, or are they just for show? As an investor, I'm thinking about long-term tenant attraction and resale. Does the quality of these amenities actually drive premium rental or resale value, ya fir just marketing hype? Not sure if it's worth paying extra for.

Exactly U4! My cousin is in Wing B, abhi tak toh sirf basic structure hai. Amenities ki toh baat hi chhod do. They keep giving excuses, kabhi material shortage, kabhi labour issues. RERA dates bhi extend karva lete hain.
