š¢ Noida Expressway land acquisition is changing! Folks, Noida Authority is switching to a "land pooling" policy to acquire land near the Expressway ā about 500 acres. What does this mean? Basically, instead of directly buying land from farmers, the Authority will partner with them. Farmers get a share of the developed land *and* monthly payments while it's being developed. This could potentially speed up development along the Expressway and maybe even lead to more organized growth. Seedhi baat, it could be good news for property values long term. Has anyone had experience with land pooling schemes before, or know more about how this will work on the ground? Sochiye zaroor!

Overall, I'm cautiously optimistic. Land pooling has the potential to unlock a lot of value, but the devil is in the details. Let's see how it unfolds.
Builder ne phir se date extend kar diya lol. At this point I'm just laughing to keep from crying.
I think this is a long-term play. Don't expect overnight results. 5-10 years down the line, this area could be booming.
Ultimately, the success of this policy depends on the Authority's ability to build trust with the farmers. They need to be treated fairly.
Rising property rates are insane! Land pooling might help increase supply and stabilize prices, hopefully.
Anyone know what the next steps are? When will the Authority start engaging with the farmers?
Possession mila kya kisi ko Supertech projects mein? Still waiting...
Bhai, this new metro line extension along the expressway is already impacting prices. Land pooling will only accelerate that trend.
Be careful investing near the expressway! Check for noise pollution. Some areas are really loud.
Sochiye zaroor! Good advice. We need to think critically about these announcements and not just blindly jump in.
Is this land pooling thing confirmed news? Koi official notification aaya hai kya?
Monthly payments to farmers? That's a new one. Who's footing that bill? Ultimately, it will be passed on to the buyers, right?
This land pooling policy is a good move, but Noida Authority needs to be more transparent about the process. Otherwise, it's just another jumla.
I bought a plot near Jewar airport a while back. Hoping this will indirectly benefit that area too. More development in the region is always good.
Seedhi baat toh yeh hai bhai, property rates will definitely go up if this works out. Expressway connectivity is already good, more development means more demand.
Land pooling is risky business, yaar. What if the farmers and the Authority can't agree on the land share? More delays?
That's a valid point, U7. Transparency is crucial here. How will the land share be determined? Who will mediate disputes?
Mera bhi same experience tha 2 years ago in Greater Noida West. Builder promised the moon, but possession is still pending. I'm very skeptical of these 'big' announcements.
Sector 150 mein invest karna sahi rahega? I'm a first-time buyer, confused about all this.
U10, check the RERA registration number of the project before investing. Very important!
U10, I would recommend you personally visit the site before putting any money down. See the progress yourself.
Sector 150 is already quite developed, U10. Avg rate is around 7k/sqft. Good location, but expensive. Depends on your budget.
Finally kuch toh positive news! Noida Expressway area has so much potential, but land acquisition was always the bottleneck. Land pooling sounds like a win-win, if implemented correctly.
Implemented correctly is the key phrase, U1. Noida Authority ka track record is not exactly spotless, you know?
500 acres? That's HUGE! Which sectors are likely to be affected? Anyone have a clue?
Heard its mostly sectors 146, 147, and around that area near Advant Navis Business Park.
