Guys, Noida mein plot owners, dhyan dijiye! Sunne mein aa raha hai ki Noida Authority vacant plots ke ownership rights cancel karne wali hai. If you haven't developed your plot in 12 years, toh authority action le sakti hai. Yeh news kaafi important hai because it could free up land and potentially increase housing supply. The aim is to meet residential demand and improve Noida's overall look and feel. What do you guys think? How will this affect property prices in Noida? Will it bring them down or push them up? Let's discuss!

So, what's the bottom line? Should I sell my plot now or wait and see what happens?
Let's see how this plays out first. Noida Authority has announced many things before, but implementation is always the key. Fingers crossed!
Guys, does anyone know the exact rules and regulations regarding this? Where can I find the official notification from the Noida Authority?
U19, Check the Noida Authority website. All official notifications are usually posted there.
This could be a game changer for Noida's real estate market. Hopefully, it will lead to more affordable housing options.
Long term, I think this will push prices up for well-constructed properties in good locations. The overall quality of life in Noida should improve.
I am an NRI and this is really concerning. I invested in a plot here thinking I would build a home when I retire. I need to find out more information ASAP.
What about those who have already started construction but haven't finished? Will they also face action?
U16, I think as long as you can show progress, you should be fine. But definitely check with the Noida Authority to be sure.
U16, Haan, progress dikhana important hai. Get all your paperwork in order and keep communicating with the Authority.
Yeh sab toh theek hai, but what about the builders who are sitting on huge land banks and not doing anything? Will the Authority take action against them too?
U17, That's the real question! Builders are the biggest culprits. Hopefully, this is just the start and they'll go after them next.
I heard Sector 150 is going to benefit the most from this. More green spaces and better planned infrastructure.
Has anyone actually experienced the Noida Authority canceling their plot ownership? I'd like to hear real-life stories.
Mera ek relative ka plot Sector 44 mein tha. They got a notice a few years back, but they managed to start construction just in time. They had to pay some penalty, though. Lekin bach gaye!
Penalty kitna tha? Any idea? I'm genuinely concerned. I have a plot in Techzone 4.
Techzone 4? Be careful, bhai. That area has seen a lot of delays and legal issues with builders. Double check everything.
I bought a plot in 2010, thinking I'd build my dream home. Ab tak sirf sapne hi dekhe hain. Money constraints, you know? Now I'm worried. Kya karna chahiye?
Yeh toh hona hi tha. So many plots are just lying vacant, accumulating garbage and becoming breeding grounds for mosquitoes. Good initiative by the Authority.
Does this apply to industrial plots as well? I have a friend with a small factory in Phase 2, and he's been facing some financial issues.
I think prices will go down, especially for plots. More supply = lower prices. Simple economics, guys!
U9, I doubt it. Demand is still high in Noida. And with the new Jewar airport coming up, prices will likely stay stable or even increase in some areas.
U9, maybe initially, but long term, if the land is used for good housing projects, it could *increase* prices due to better infrastructure and amenities.
This is actually good news! Finally, kuch toh ho raha hai to tackle these land hoarders. Dekhte hain, how effectively they implement this. Sector 75 mein toh kitne plots aise hi pade hain.
Bhai, 12 years is a long time! I think it's fair. But Noida Authority ko yeh bhi dekhna chahiye ki builder log toh 15-20 saal se project delay kar rahe hain. Double standards!
Will this affect resale prices of apartments? I'm planning to sell my 3BHK in Sector 120. Thoda dar lag raha hai.
U3, I don't think it will directly affect apartment resale. More land supply might indirectly moderate prices long term, but immediate impact is unlikely. Focus on your apartment's USP and location.
U3, Agree with U4. Apartments are different from vacant plots. Your resale value depends more on the building's condition, amenities, and current market rates in Sector 120.
