Heard some rumblings from Noida Authority about a potential increase in land acquisition rates. What does this mean for us? Well, if they go ahead with the proposed 10% hike for Group Housing plots (and 6-8% for other categories), developers will likely pass that cost on to buyers like us. Essentially, expect new homes and even industrial properties in Noida to become more expensive. What's everyone's take on this? Do you think this will significantly impact property prices in the area, or will the market absorb the increase?

Sector 150 ka avg rate 7k/sqft hai abhi. I think it will go up to 7.5k easily with this hike.
Focus on projects with good RERA ratings. That's your best bet for avoiding delays and price increases. Bad builders will suffer.

I think it should only affect new projects, but builders might try to sneakily increase charges on existing buyers too. Read your agreement carefully!

Yaar, Noida is becoming unaffordable. Maybe it's time to look at Greater Noida West? Still relatively cheaper.

Hmm, I don't think it's that simple. 10% increase in land cost doesn't translate to 10% increase in flat price. Developers absorb some, market absorbs some. But yeah, prices will definitely go up, just not proportionally.
That's true. They will probably increase it by 3-5% max. Depends on the builder and project. Builder ka margin bhi toh hota hai!
3-5% bhi bahut hota hai yaar! Lakhon ka farak pad jaata hai. Especially for first-time buyers like me. Sapna hi toot jayega.
I think this is a deliberate move to increase revenue for the Noida Authority. They're probably strapped for cash after all the infrastructure projects. But ultimately, we, the consumers, will pay the price.
Mera experience toh yeh hai ki builders hamesha bahana dhundte hain price badhane ka. This is just another excuse. Be prepared to negotiate hard!
