📢 Noida Expressway expansion incoming! The Noida Authority is planning to acquire 500 acres near the expressway through land pooling. What does this mean for us? Essentially, the Authority will gather land from multiple owners, develop it in a planned way, and return a portion back to the original owners. This usually leads to better infrastructure and planned projects in the area, potentially boosting property values along the expressway in the long run. It’s a big move for Noida's future development. Aapko kya lagta hai — positive ya negative for buyers?

Official notification toh aayega dheere dheere. Tab tak toh speculators apna game khel lenge. Just be careful and do your research before investing.
Agreed with U1. Positive in theory, execution will be the real test. Let's see if Noida Authority can finally deliver something on time and within budget.
Does anyone know if this will affect the upcoming metro line extension? That's a crucial factor for me. Planning to buy near Sector 148.
Metro extension toh hona hi hai. It's a separate project. But better infrastructure due to land pooling could indirectly benefit the metro project as well.
Overall, I think it's a positive move, but with a lot of potential pitfalls. Noida Authority needs to be transparent and efficient for it to succeed.
So, what's the next step? When will they start acquiring land? Koi official notification aaya hai kya?
RERA is a joke. Builders are still getting away with so much. They just pay a small fine and keep delaying possession.
Positive for long term investors. Property values on the expressway will definitely go up once the infrastructure improves. But short term, expect delays and price fluctuations.
Which area exactly on the expressway are we talking about? Near Pari Chowk or further down towards Agra? Makes a big difference in investment potential.
Heard it's mostly between Sector 152 and 162. That area is already developing fast, so this will accelerate things even more.
True, U17. EMI bhi badh gayi hai. First time buyers ke liye mushkil ho gaya hai.
Sector 152 is already quite expensive. Avg rate is around 7500/sqft. Will this land pooling drive prices even higher?
U15, definitely. Demand will increase. Especially if they build good quality infrastructure like wide roads and green spaces. Opportunity to invest now before prices skyrocket.
RERA sirf builders ke liye hai. Land acquisition cases mein kuch nahi kar payega. Courts are the only option, but it's a long and expensive process.
Exactly U7. Courts mein dates pe dates milte hain. Koi sunwai nahi hoti jaldi.
I bought a flat in Sector 143B three years ago hoping for good connectivity. Still waiting for basic amenities! This land pooling better not delay things further.
Sector 143B? Bhai, I feel you. Mera bhi wahi haal hai. Builder ne lift bhi nahi lagayi abhi tak. RERA registration number check karo sabse pehle, future buyers!
Positive move for sure! Expressway area needs better planning. Hopefully, this will bring more green spaces and less haphazard construction. Lekin, implementation is key.
500 acres is HUGE! Which sectors are likely to be affected? Any idea about the compensation rates for landowners?
Compensation rates will be a joke, mark my words. Pehle bhi land acquisition mein logon ko rulaya hai inhone. Land mafia will have a field day.
U4, bhai, you're right. Experience se bol raha hoon. My family lost land near Jewar airport. Compensation was peanuts. Fight kar kar ke thak gaye.
U5, That's terrible to hear. Did you try approaching the courts? RERA kuch help kar sakta hai aise cases mein?
Land pooling? Sounds like a plan on paper, but Noida Authority ka track record dekha hai? Kitne saal lagayenge complete karne mein?
