posted on 2 AprNoida builder comparison: delivery vs. quality?
Honestly, I'm fed up of renting. Finally taking the plunge in Noida. But which builder, yaar? Heard mixed reviews. Supertech's delivery is quick, but construction quality reports are scary. Amrapali toh bhool hi jao. Gaursons seems decent, but possession dates slipped for some friends. Anyone faced similar issues? Is it worth paying extra for better construction? Construction quality is a big concern. What’s your experience?

Gaursons is a safer bet compared to Supertech and Amrapali. But do your due diligence. RERA is your friend.
Ultimately, it's a trade-off between price, location, and quality. Prioritize what's most important to you.
Noida mein ghar lena is a headache, but worth it in the long run. Good luck, OP!
Mera bhi same experience tha 2 years ago. Ended up going with a smaller builder, but the quality is surprisingly good. Sometimes, the big names are overrated.
Sector 150 ka avg rate 7k/sqft hai abhi. Keep that in mind while comparing prices.
Honestly, I'd rather pay a premium for peace of mind. Construction quality is non-negotiable for me.
Check the builder's previous projects in other cities too. Gives you a broader picture of their track record.
So, what are you leaning towards now, OP? Any builder catching your eye?
I heard some good things about Ace Group. Anyone has experience with them?
Ace is okay, but their amenities completion is often delayed. Check that before booking, I made that mistake.
U19, Ace Aspire is good, but parking is a nightmare!
Don't forget to factor in the registry charges and other hidden costs. Builders always conveniently forget to mention those!
So true! Stamp duty and registration can add a significant chunk to the overall cost.
U3, Very important point. Budget carefully!
What's your budget? That will narrow down your options significantly. Also, are you looking for ready-to-move or under-construction?
Good question! Ready-to-move is always safer, but under-construction can be cheaper.
U13, Budget around 80L. Ready-to-move preferred, but open to under-construction if the builder is reliable.
Bhai, be very careful with Supertech. They have so many ongoing projects, it's hard to keep track. Check their financial stability before investing.
Rising rates are making it even harder to decide! Every month, prices are going up. Pressure, pressure!
Exactly! And the new metro line extension is only going to push prices up further.
U16, sahi mein yaar! FOMO is real!
My personal experience: I bought a resale flat in Sector 44. Old construction, but solid. New constructions are all about maximizing profit, quality takes a backseat.
Don't just look at delivery dates, visit the actual site! Talk to residents already living there. Unki suno, they'll give you the real picture.
Exactly! Site visits are crucial. Pictures and brochures are all marketing fluff.
U9, great point! I'm going to do that this weekend. Thanks!
I invested in ATS Greens Village (Sector 93A) years ago. Possession was delayed, yes, but the quality is top-notch. Worth the wait, I'd say.
Totally get your frustration! Noida mein builder promises are like politician promises, lol. I've heard Gaursons is relatively better, but 'better' is a low bar here. Quality vs. delivery is the eternal question, bhai.
Amrapali toh bhool jao is right! Paisa doob jayega. Supertech... *shudders*. My friend bought in their project, and the seepage issues are insane. Avoid at all costs.
Construction quality is a gamble, honestly. RERA registration number check karo before you finalize anything. Sometimes, the RERA website has some info on pending litigations. Worth a look.
Gaursons delayed my friend's possession by almost a year! But he says the construction is solid. Dilemma, dilemma. Which sector are you looking at? That matters a lot.
U4, I'm also looking in Sector 75. Which Gaursons project was your friend in?
Sector 75 mein they are relatively on time, heard. But Sector 16B (Greater Noida West) mein delays are common for almost everyone.
Haan, sector matters. Sector 150 projects are generally better managed, but pricier.
