posted on 4 AprNoida builder comparison: on-time delivery a myth?
Was supposed to decide on a property by now, but still stuck. Has anyone actually received possession on time from, say, ATS or Godrej in Noida? I've heard mixed reviews, especially regarding ATS's projects in Sector 150. The data shows delays are common, but want to hear firsthand experiences. Also, kya kisi ko pata hai about hidden charges at possession for these builders? I'm talking PLC, EDC, all that stuff. Should I factor in an extra 5-10% over the quoted price? Honestly not sure which builder is more transparent. Any insights? I'm looking for long-term ROI, but not at the cost of getting ripped off.

So, what did you decide? Which builder are you leaning towards now?
Pro-tip: Hire a property lawyer to review the agreement before signing anything. It's worth the investment.
Possession status kya hai? Any updates from other buyers in ATS Pious Hideaways?
U20, heard there are major delays there. Check the online forums, lots of frustrated buyers.
Forget on-time delivery in Noida. Consider it a bonus if you get it within a year of the promised date!
Kya karein yaar, Noida mein rehna bhi toh hai... Can't avoid these builders completely.
I bought in Jaypee Greens 3 years ago. It was delayed by 18 months! But overall, I'm happy with the location and the property.
Be careful — ATS has 3 delayed projects in Noida Extension alone. Check their completion certificates before you even consider booking.
Honestly, I think Godrej is a safer bet for long-term ROI. But do your due diligence.
Mera friend ne ATS mein invest kiya tha. He's still fighting for possession after 4 years! Think twice.
Hidden charges toh har jagah milenge. Negotiate hard during booking!
Check amenities completion before booking, I made that mistake. They promised a clubhouse and swimming pool, still under construction!
Sector 150 ka avg rate 7k/sqft hai abhi. So factor that into your ROI calculations. Plus, the new metro line extension will definitely boost prices in the long run.
I invested in Godrej Woods. They are generally more transparent but still had a delay of 6 months. EDC and IDC were clearly mentioned in the agreement though.
Transparency is a myth, yaar. Every builder tries to squeeze you. Read the fine print carefully!
Which project are you considering in Sector 150? Location matters a lot. Some areas are still developing, others are almost ready.
Good point, U13. Sector 150 is huge. Proximity to the expressway and sports city makes a big difference.
Godrej The Suites mein kisi ko possession mila kya? I booked a studio apartment there last year.
U4, last I heard, handover started a few months back, but it's phased. Check their site or call your RM.
U4, I know someone who got possession last month. But there were some snags with the finishing. Worth checking thoroughly before you accept.
ATS ka toh naam hi kaafi hai! Delay is their middle name. I'd avoid them like the plague.
U7, haha, true that! Mera bhi same experience tha 2 years ago. Never again!
Don't just rely on hearsay. Check RERA registration number and see their track record. RERA website pe sab details mil jaayega.
Bhai, you're not alone. ATS mein toh sab phassey hue hain. Sector 150 is a mess. They promise the moon, but delivery is a nightmare. Godrej is slightly better, but still expect delays.
Haan exactly, Noida mein yahi problem hai. Every builder promises on-time delivery, but reality is very different.
PLC, EDC, IDC... it's a never-ending list! Factor in at least 10% extra, trust me. They'll hit you with 'development charges' and whatnot at the last minute.
