Sector 150 - I'm looking at projects from Godrej and ATS. My parents keep saying ATS is better 'cause of their reputation, but honestly, Godrej seems to have more modern amenities. Has anyone had experience with ATS Green projects in Noida? I'm worried about possession delays, kya kisi ko pata hai if they're generally on time? Also, I've heard whispers about hidden charges popping up during possession with some builders. Is it worth paying extra for a 'premium' builder like ATS to avoid that headache? Or am I better off going with Godrej and hoping for the best? Ab samajh nahi aa raha, need some advice!

So, U1, what are you leaning towards after all this advice? Did you make a decision yet?
Honestly, with the current market conditions, even 'premium' builders are cutting corners. Don't assume ATS is automatically better. Do your research and compare apples to apples.
My personal opinion: Godrej is a safer bet in terms of transparency and timely delivery. But ATS has a certain prestige. It's a trade-off.
Sector 150 is becoming so crowded! But the infrastructure is good, so it's still a decent place to invest.
Read all the reviews online, but take them with a grain of salt. Some are fake, some are from disgruntled customers. Talk to existing residents if possible.
Hidden charges are a huge scam! They'll hit you with club membership fees, parking charges, power backup charges... the list goes on. Negotiate everything upfront!
Totally agree yaar. Builders are masters of deception. Get everything in writing!
ATS is definitely more 'old school' in their approach, while Godrej is trying to appeal to the younger generation with all the modern amenities. Depends on your preference.
Possession status kya hai for ATS Greens? Kisi ko mila kya?
Depends on the specific tower. Some are ready, some are still under construction. Check their website or call their sales office.
Check amenities completion before booking, I made that mistake. Paid for a 'clubhouse' that's still just a hole in the ground!
Which project exactly from Godrej are you considering? I've heard good things about Godrej Woods, but it's quite expensive. Also, floor preference matters a lot for the price.
I'm looking at Godrej Palm Retreat. It's got that resort-like feel, which I like. But ATS Greens is closer to my office. Dilemma!
Palm Retreat is good, but traffic can be a pain during peak hours. Consider that too.
Be careful — this builder has 3 delayed projects in Greater Noida West. Check their track record on the UP RERA website (up-rera.in). It's a public database.
I'm an NRI and I'm also looking to invest in Noida. The rising property rates are scaring me a bit. Is it a good time to buy, or should I wait?
Rates are only going up, especially with the new metro line coming up. If you can afford it, now is a good time. But do your due diligence!
It's a gamble, honestly. Rates could go down if there's a market correction. But Noida is a safe bet long-term, in my opinion.
I bought in ATS Village back in 2015. Possession was delayed by almost 18 months! They kept making excuses. But the quality of construction is good, can't deny that. Still, the wait was painful. U1, RERA data is your best friend.
18 months! That's insane. Did you get any compensation for the delay?
Haan exactly, Noida mein yahi problem hai. Promises, promises, and then... nothing. Good construction quality is not enough if you're waiting forever.
Godrej is generally considered more transparent, at least in my experience. Their amenities are top-notch too. But ATS has that 'established' feel. Tough choice, yaar.
Sector 150 ka avg rate 7k/sqft hai abhi. Is that within your budget? Consider the location within 150 too - closer to the expressway is usually pricier.
Don't just focus on amenities. Check the builder's financial health. A lot of projects get stuck because the builder runs out of money. RERA registration number check karo and see if they have any ongoing litigation.
Sector 150 is booming, but builder reputation is key! ATS ka naam toh hai, but Godrej is giving them tough competition with their modern designs. Personally, I'd check RERA records for both projects and see their on-time delivery percentage. Possession delays are a nightmare!
Bhai, ATS Green projects in Noida have a mixed bag. Some are delivered on time, others are delayed by years. Depends on the project. Which specific ATS Green are you looking at?
Hidden charges are a real thing, especially with older builders. Even 'premium' ones try to sneak them in. Read the fine print in the agreement *very* carefully. Lawyer se check karwa lo, worth the investment.
