Guys, need some serious advice here. JBBS RC Enclave mein investment ka soch raha hoon, but parents bolte hain builder ke promises pe aankh band karke bharosa mat karo. Brochure mein toh sab kuch dikhate hain – gym, clubhouse, green spaces. Lekin kya actual mein yeh sab deliver hota hai, ya bas paper pe hi reh jaata hai? My first property hai, toh thoda nervous hoon, especially investor ke point of view se. Resale value aur tenant attraction ke liye amenities ka real impact kitna hota hai?
Totally agree with the previous comments. Mera khud ka experience hai Alpha I Greater Noida mein. Ek project mein bola tha swimming pool aur sports complex hoga, but possession ke time tak bas ek khali plot hi mila. Builder ne bola under construction hai, but 5 saal ho gaye, ab tak kuch nahi. Investor ke liye amenities bahut important hain for tenant attraction, but if they don't materialize, then it's a loss. JBBS RC Enclave ka ₹16L – ₹41L price range theek lagta hai, but without RERA, it's a gamble. Possession date 2026-05-01

Bhai, aapke parents bilkul sahi keh rahe hain. Maine khud dekha hai Noida mein kai projects mein, jo amenities brochure mein dikhate hain, unka 50% bhi end tak nahi aata. Ya agar aata bhi hai toh quality itni bekar hoti hai ki use karna hi mushkil ho jaata hai. RC Enclave ka toh RERA bhi nahi hai, which is a huge red flag for a new project. Bahut risky deal lag rahi hai.
