Okay I'll say what no one says: resale value for most Noida builders is honestly not great after 5 years. I'm based in Dubai and can't do site visits, so I rely on you guys. Supertech obviously had issues, and that impacted everyone. But even ignoring them, is investing in ATS Greens actually better for resale than, say, Godrej Properties? Everyone glorifies Godrej, but nobody talks about the high PLC and maintenance charges. I need a property manager too. Which builder is easiest to rent out? Also, are hidden charges still a thing at possession? Honestly not sure if I should even invest here. Change my mind. What's the real ROI?

Builder ne phir se date extend kar diya lol. This is Noida, what else do you expect?
Be careful – some builders in Noida have 3-4 delayed projects running simultaneously. Check their track record very carefully before putting down any money.
Check amenities completion before booking, I made that mistake. Paid for a swimming pool that never got built.

I bought in Sector 150 three years ago. Prices have gone up, but not as much as I expected. The location is good, but the construction quality could be better.

Honestly, if you're not in a hurry, wait a bit. Market is unstable right now. Rates are rising, but so is the risk.
Property manager? Expect to pay around 1-2% of the rent. Find someone reliable, otherwise, it's a headache.
ATS is decent, but don't expect stellar returns. They are good with timely delivery, but that reflects in the initial price. Godrej has a better brand, but those PLC charges are killer. It's a trade-off.
Forget ROI. It's more like Return OF Investment, not ON investment, lol. Seriously, don't expect crazy returns in Noida right now. The market is saturated.

RERA registration number check karo before investing. It's mandatory, but some shady builders still try to avoid it.
Don't just look at the builder's name. Check the specific PROJECT's track record. Some Godrej projects are better than others. Also, consider the age of the property. A 10-year-old property will depreciate faster, even if it's well-maintained.
This is crucial. Godrej Woods, for example, is doing well in resale. But an older project in Sector 44 might not be as hot.
Mera bhi same experience tha 2 years ago. I was also looking from abroad. I ended up buying in Greater Noida West (Noida Extension) because it was cheaper. Regret it now. Resale is even WORSE there.
ATS Greens is generally considered better for resale than many other Noida builders. But Godrej is catching up. Check the carpet area and the amenities before you decide. Koi point nahi hai if the amenities are not well maintained.
And check the occupancy rate! A society with low occupancy is a red flag.

You're right to be skeptical. Investing from Dubai without site visits is risky. Which sector are you even considering? That makes a HUGE difference. Sector 75 vs Sector 150 is night and day. Also, what's your budget?
Easiest to rent out? Probably something smaller, like a 2BHK near a metro station. Sector 76, 77 are decent. But resale? Depends on the builder's reputation and the society's maintenance.
Hidden charges are ALWAYS a thing. Even with RERA, they try to sneak them in. Get a lawyer to review the documents before you sign anything. I learnt that the hard way.

Exactly! And parking charges alag se! RERA is supposed to stop this, but builders find loopholes.
