I'm based in Dubai and can't easily visit. Which builder in Noida actually delivers on time? Heard mixed reviews about Supertech. Any experience with ATS? Need to find a reliable property manager too.

I bought a resale flat in Sector 93A. Much better than dealing with builders directly. At least you know what you're getting.
Check amenities completion before booking, I made that mistake. Builder ne phir se date extend kar diya lol. Swimming pool toh sapna hi reh gaya.

Don't just rely on reviews. Visit the site yourself (or have someone you trust do it) and see the progress with your own eyes. Pictures can be deceiving.
Rising property rates are making it even more difficult for first-time buyers. EMI ka bojh badhta jaa raha hai.
Be careful — some builders lure you in with low initial prices, but then add hidden charges later. Read the fine print carefully.
My personal experience: bought in Jaypee Greens (Wish Town). HUGE mistake. Still fighting for basic amenities. Don't fall for the 'golf course' hype.
Before booking, always check the builder's financial health. A builder with a lot of debt is more likely to delay projects.
For property management, I recommend NoBroker's service. It's not perfect, but better than most local agents.

I think Phase 1 is nearing completion, but Phase 2 is still lagging behind.
Last I heard, it's delayed by another 6 months. Check their RERA registration number for the latest updates.
I invested in a project by Ace Group in Sector 153. They promised possession in 2022, it's now 2024 and still waiting. Be very careful with their marketing, it's all show.
I booked a flat in Gaur City. They delivered on time, but the amenities are still incomplete! Swimming pool kab banega bhai?
Check out Mahagun. They seem relatively better. My friend got possession on time in their project in Sector 78.

ATS is generally considered better than Supertech, but even they have delays sometimes. Which sector are you looking at? Sector 150 is relatively better in terms of timely possessions.
Bhai, Supertech ka toh naam hi badnaam hai. Avoid at all costs. I've heard good things about Godrej, but check their projects carefully.

ATS Green Village mein mera flat hai. Possession mila tha 6 months late, but quality is decent. Abhi rent pe diya hua hai. Finding a good property manager is a pain though.
Haan exactly, Noida mein yahi problem hai! Delay toh sab karte hain. But ATS is still better than others. Supertech is a big NO.
RERA mein case toh sabke chalte hain. The point is, which builder is more likely to resolve it and actually deliver?
