Noida builders' 'final price' is always a lie.

Block A — I'm looking at a few 2BHKs there. Kids have moved out, so don't need such a big place anymore. Selling our old house, want something manageable. Visited an Icon Realtors project. Base price for a 2BHK was ₹85L, but PLC, parking, club membership quickly added up. Trying to figure out the true all-in cost. Is negotiation even possible with big Noida builders? They seem rigid. Any hidden charges near possession? Heard about surprise maintenance or utility fees. Has anyone else faced this?
