Noida builders' green space promises: Reality check
I thought I did my homework on Shiv Krishna Valley, but ab lag raha hai kuch miss kar diya. Brochure mein toh itna lush green area dikhaya tha, pura garden-feel. My parents always said open spaces are important for mental peace, esp. in a city like Noida. But site visit pe bas concrete hi concrete dikh raha hai. Thoda bohot grass hai, woh bhi small patches mein, buildings ke beech mein. Samajh nahi aa raha, kya yeh sirf marketing gimmick hai ya baad mein develop karte hain? Yahan toh lag raha hai bas towers hi towers hain, open space kaafi limited. Jin logon ne yahan already property li hai, unka kya experience hai? Kya future mein green areas improve hote hain ya jo dikh raha hai wahi final hai? First-time buyer hoon, toh honestly not sure what's normal. Koi tips on what to look for when they promise 'landscaped gardens'?

I think U1 ko builder se directly clarification maangna chahiye, with all the brochure pics. Aur agar response satisfactory nahi hai, toh
U1, aapne sahi point uthaya hai. Jab project completed hai aur units bhi sirf 8 hain, toh green space ka issue aur bhi serious ho jaata hai. Aise projects mein quality of life bahut impact hoti hai agar promises poore na hon.
Toh ab U1 kya kar sakte hain? Kya koi legal recourse hai ya bas accept karna padega? Aise cases mein buyer protection laws kitne effective hain India mein?
The problem is, hum first-time buyers ko lagta hai ki builder sab kuch develop kar dega. But Shiv Krishna Valley jaise projects, jo already completed hain, unmein jo dikhta hai wahi final hota hai mostly. Always check the RERA documents for the exact green area percentage and layout before booking, warna baad mein sirf concrete hi milega.
Totally agree. Noida mein property prices already high hain, upar se yeh sab compromise. Bahut galat hai.
Mera ek friend Alpha II Greater Noida mein ek flat le chuka hai. Usne bhi brochure mein dekha tha ki bahut badi green belt hogi. Possession ke 2 saal baad bhi bas barren land hai. Builders pe bharosa karna bahut mushkil ho gaya hai, especially Noida mein jahan competition itna zyada hai.
Shiv Krishna Valley toh kab ka completed hai na? Fir green space ka promise abhi tak poora nahi hua toh mushkil hai yaar.
U3, completed toh paper pe hota hai. Maine suna hai Shiv Krishna Valley mein total units hi 8 hain, toh builders chote projects mein maintenance aur amenities pe itna focus nahi karte. 57L se 84L ki range mein itna kam green space, it's a huge red flag for such a small community.

Bhai, same to same experience! Mera bhi ek project tha Ajayabpur mein, brochure mein resort-type feel tha, par reality mein bas ek chhota sa park bana ke de diya. Builders ka yeh standard marketing gimmick ho gaya hai lagta hai.
