Noida builders: hidden charges are a total scam!

₹2 lakh extra at possession – EDC, IDC, PLC... seriously? I'm fed up of renting and finally buying, but builders are pulling a fast one. Heard a lot of horror stories about hidden charges. Like, Supertech apparently adds all kinds of BS at the last minute. Anyone else faced this? Also, actual carpet area vs super area – total jhol hai. My friend bought in ATS Greens Village and carpet area turned out to be way less than promised. Should I get a lawyer to review the agreement beforehand? Honestly not sure how to protect myself from these things. Any tips from experienced buyers? Also, resale value: is it better to go with Godrej or someone else for better ROI in 5 years?
