Just got possession of my 3BHK in Sector 150 from Godrej and honestly, it's a mess. Builder ne itne hidden charges laga diye at the last minute, like extra PLC and IDC, jo pehle kabhi bataya hi nahi tha. Mera budget pura hil gaya. Plus, amenities jo brochure mein dikhaye the, woh abhi tak ready nahi hain. Pool toh sirf ek hole hai yaar. Has anyone else faced such issues with Godrej or other builders like ATS ya Gaursons? Kya karein ab?

My experience with Gaursons was similar, though not as bad as yours. Booked in Gaur City. They delayed possession by almost a year and then hit us with unexpected 'IFMS' (Interest Free Maintenance Security) charges and some 'corpus fund' that wasn't clearly explained initially. We felt cheated because the final amount was significantly higher than what we had planned for. Amenities are decent now, but the initial struggle was real and left a bad taste.
Delay toh sab karte hain. Meri sister ka flat Ajayabpur mein hai, same story. Builders just take advantage of first-time buyers' lack of knowledge and the pressure to finally get your home. It's like a trap you can't easily get out of.
Yeh hidden charges ka koi RERA rule nahi hota kya? Builder kaise bhi extra पैसे maang sakte hain? I'm planning to book in Alpha II and abhi se darr lag raha hai ki mere saath bhi aisa na ho jaye. What are our rights?
Exactly! RERA is there but implementation is the key. They exploit the 'miscellaneous' clause a lot, which is super vague.
RERA ne rules banaye hain, but unfortunately, builders often find loopholes. They usually mention these charges as 'tentative' or 'subject to change' in the fine print of the agreement. You need to scrutinize every single clause, like the carpet area definition, super built-up area calculation. Aur haan, possession ke time par connectivity charges, electricity meter charges, society formation charges, sab add kar dete hain jo pehle disclose nahi karte properly. It's a huge headache for buyers.
Totally relate with you. I booked my flat in ATS Pristine, Sector 150, almost 3 years ago. Brochure mein toh world-class amenities dikhaye the, but abhi tak gym ka equipment tak nahi aaya. Pool toh ban gaya but maintenance charges itne high hain ki use karne ka mann hi nahi karta. Yeh hidden charges toh common ho gaye hain ab, they just spring them on you at the last moment, saying it's for 'infrastructure development' or 'service connection'. It's a huge mental and financial burden.
Bhai, you're not alone! Same pinch. Mera bhi budget hil gaya tha jab possession mila. Builders ki yahi strategy hai, pehle lure karte hain aur phir nikaalte hain extra charges. Bahut ghatiya experience hota hai.

Exactly! Godrej se toh expect nahi kiya tha but it seems sab ek jaise hain. Meri friend ko bhi Alpha I Greater Noida mein same issue hua tha with a different builder. They just exploit the fact that we are first-time buyers and don't know much.
