posted on 15 MayNoida: Builders ka 'no negotiation' funda
₹1.2 crore for a 3BHK in Noida. Builder bol raha negotiation possible nahi. CGEWHO project Sector 31 mein dekh raha hu. Kids ke school aur safety priority hai. Kya prices sach mein itne firm hain?

The Noida market is quite hot right now, especially for projects near established social infrastructure like schools and hospitals. Sector 31 is a prime location for that reason. Builders know this, so they're being firm. The 'no negotiation' might actually be true because they know someone else will pay that price. It's a seller's market for good locations.
My personal experience tells me 'no negotiation' is often a bluff, especially if the project isn't selling out like hotcakes. I was looking at a project near Alistonia Estate last year, and they initially said no negotiation. But after a couple of months, when sales slowed down, they started offering free modular kitchen, ACs, and even a small discount on the base price. It's all about demand and supply. If you're not in a hurry, sometimes waiting a bit helps, but then you also risk price increases. It's a tricky game.
U4, you hit the nail on the head! This waiting game is so frustrating. I saw a similar trend in Alpha I Greater Noida. Builder said no negotiation for 2BHKs. I waited, thinking prices might drop or they'd offer something extra. Instead, they increased the price by 5% after 6 months, citing 'rising construction costs'. Now I regret not booking earlier. It feels like a lose-lose situation for first-time buyers like us.
CGEWHO projects are usually government-backed, right? So unka pricing thoda fixed hota hai. But 1.2 Cr still feels like a lot for Sector 31. Have you checked their RERA registration details? Sometimes the completion dates are very different from what they promise on paper. What's the possession status they're quoting?
Haan, CGEWHO is for government employees, so the quality is generally decent, but negotiation is indeed tough. For Sector 31, the RERA ID for their latest phase shows possession date as Dec 2025. They were initially saying mid-2024. This delay is common with such large projects. I know someone who booked in Ajayabpur with a similar setup, and their possession got pushed by almost 1.5 years.
Totally agree with U1! Same experience here. I'm looking in Alpha II, Greater Noida, and the prices are just insane. No room to even bargain for a smaller parking spot. It's like they're doing us a favour.
Yaar, this 'no negotiation' funda is becoming so common, it's scary. ₹1.2 crore for a 3BHK in Sector 31 CGEWHO sounds steep, even with school and safety as priorities. Builders toh pehle thoda margin rakhte the, ab seedha bol dete hain 'final price'. Kya karein, itna paisa seedha daal dein?
