Fed up of renting, finally taking the plunge in Noida. Okay I'll say what no one says: builder ki construction quality bas PR hai. Godrej, ATS, M3M... sab projects mein plaster cracks, seepage issues after 2-3 saal. Is it just me? Ya Gaursons ka better track record hai? Disagree? Tell me why.

Look, the truth is, no builder is perfect, big or small. You'll always find issues. The key is to do your due diligence. Visit multiple sites, talk to existing residents, check RERA, and most importantly, get a proper independent inspection done before possession. Don't rely solely on what the builder's sales team tells you. Even Gaursons has had their share of complaints, though generally, they are considered more reliable in the mid-segment. It's all about managing expectations and being prepared for minor glitches. For first-time buyers, it's a huge emotional and financial decision, so be extra cautious.
U13, that's really helpful advice. I'm definitely adding that to my checklist. Thanks for sharing your experience!
U12, you can find property inspection services online, search for 'home inspection Noida'. They charge anywhere from 10k to 25k depending on the flat size. It's a small price to pay to avoid major headaches later. My mistake was not doing it, and now I'm stuck with a leaky bathroom.
Independent inspection is a great tip! How do you find a good inspector in Noida, and what's the typical cost for that?
I'm a bit on the fence. I visited a couple of Godrej projects, and the build quality seemed decent enough for the price point they were offering. Maybe it's not super premium, but for a first-time buyer on a budget, it felt like a fair deal. The amenities were good, and they seemed to be progressing on schedule. I think many of these issues come from a few bad apples or older projects. Newer ones might have learned from past mistakes. What about the smaller, local builders? Has anyone had a good experience with them?
Totally agree with the original post! My experience with M3M was awful. Booked a flat in their project near Ajayabpur, and the handover was delayed by almost two years. When we finally got possession, the kitchen tiles were already chipped, and there was clear evidence of hurried work. The maintenance staff is always overwhelmed. It feels like they just want to sell and move on. Gaursons ka ek relative ne liya hai in Alpha II, unka experience surprisingly better hai, no major complaints from them after 4 years.
U10, that's what worries me. High interest rates, shaky quality, and slow appreciation... is this even the right time to buy?
U9, compensation for delay is usually a joke, pennies compared to the EMI burden. And property appreciation in Noida has been a mixed bag lately. Interest rates are high, so demand isn't as crazy as it used to be. Some areas are stagnant, others like those close to the upcoming airport are seeing good jumps. Ajayabpur has seen decent growth but nothing to write home about.
Two years delay? That's insane! Did you get any compensation for the delay? And what about the price difference now, has the property appreciated enough to cover the hassle?
Hmm, I'm not so sure. My uncle booked a flat in an ATS project in Alpha I Greater Noida a few years back, and while there were minor issues, nothing major like 'plaster cracks' or 'seepage' after 2-3 years. Maybe it depends on the specific project manager or the block? Or perhaps the initial post is a bit exaggerated? I'm still doing my research for my first home, so trying to get a balanced view.
U7, you're right about RERA. I checked for an ATS project my colleague was considering, and there were several complaints about delayed possession and quality. For my uncle's project, the RERA complaints were mostly about parking allocation, not structural issues, thankfully. So yeah, it definitely varies project to project. Don't generalize too much.
Exactly! And what about the RERA complaints? Many big names have a long list. Have you checked the RERA portal for the specific ATS project your uncle bought in, U2? That usually tells the real story.
U2, I wish that was the case for everyone. My friend bought in an ATS project near Expressway, and they are facing constant issues with plumbing and lift breakdowns. Builder service is non-existent after possession. It's a real pain to get anything fixed. So, not exaggerated for many!
Bhai, you've hit the nail on the head! I thought it was just me panicking. We saw a Godrej project in Sector 150, Noida, and the finishings already looked dodgy in the sample flat. Plus, so many hidden charges they don't tell you upfront. It's like they spend all their money on marketing glossy brochures, not on actual quality. Gaursons ka sunna hai thoda better hai, but ab toh sab pe doubt ho raha hai.
