I'm thinking of buying a flat in Noida, but I'm super confused about which builder to trust, yaar. Heard some builders delay possession by ages. Has anyone experienced this with Godrej or ATS? Also, what about hidden charges during possession? My parents keep saying to double-check everything. Which one is better for resale value down the line? Any suggestions, guys?

My suggestion: go with a ready-to-move-in property. Slightly more expensive, but you avoid the risk of delays and can start earning rental income immediately.
U11, True, but ready-to-move-in properties are usually older and might not have the latest amenities. It's a trade-off.
U11, Also, the price difference between under-construction and ready-to-move-in is HUGE right now. Depends on your budget.

Yaar, I bought a flat in Noida Extension 7 years ago. Still waiting for possession! Builder ne phir se date extend kar diya lol. At this point, I've given up hope.
Resale value is all about location, location, location! Near metro, good schools, that's what matters. Builder ka naam sirf 20% contribute karega.
Hidden charges? Haan bhai, they'll try to squeeze you for everything. Parking, club membership, even 'development charges' that were already included in the price! Get everything in writing.
Which sector are you considering? Sector 150 is hot right now, but the prices have gone crazy. Avg rate is around 7500/sqft.
Mera experience with ATS Greens Village was pretty smooth. Possession on time, no major hidden charges. But that was 5 years ago, things might have changed.

Hidden charges are a big issue, especially the IFMS (Interest Free Maintenance Security). Negotiate it beforehand! Resale value depends on location, sector, and build quality, not just the builder's name. Sector 75 is doing well, IMO.
ATS is generally considered better than Godrej for on-time delivery in Noida, but even they have their hiccups. Which sector are you looking at? That makes a huge difference.
I booked a flat with Godrej Woods in Sector 43. They promised possession by Dec 2023. Abhi tak toh kuch nahi hua! Anyone else facing similar delays?

Noida builders, bhai, it's a gamble! I feel you. Godrej and ATS, both have good projects, but delays happen. I'd say check RERA records for project completion rates. My personal experience with Supertech was a nightmare!
