Hey guys, I'm looking for some real talk. I'm thinking of investing in Noida but so confused about builders. Has anyone actually received their flat on time from Ajnara? Heard some horror stories, so a bit scared. Also, what about Supertech? Kya aap logon ko pata hai about their delays? Which one is better in terms of fulfilling promises? On another note, construction quality wise, which builder has the least complaints after possession? Mujhe advice chahiye. Is it worth paying extra for a 'reputed' builder? Any suggestions would be great! I don't want plaster cracks after moving in, yaar.

Did you finally decide on a builder, OP? Share your thoughts! We're all curious.
Don't fall for the 'sample flat' trap. The actual flat will be very different.
RERA registration is mandatory, but it doesn't guarantee on-time delivery. It just gives you some recourse if things go wrong.
What's the possession status of Amrapali projects now? Anyone knows?
Honestly, Noida mein builder par trust karna is like trusting a politician. Very risky! Do your homework.
So, after all this discussion, what's the conclusion? Which builder is relatively safe in Noida right now?
Does anyone know the current average rates in Sector 137? Planning to invest there.
U1, last I checked, Sector 137 mein around 6500-7500 per sq ft chal raha hai. Depends on the project and floor.
Builder ne phir se date extend kar diya lol. This is becoming a joke!
Be careful — some builders use 'force majeure' clause to delay projects indefinitely. Read the fine print!
Check amenities completion before booking. I made that mistake. They promised a swimming pool and gym, still not ready after 3 years!
Has anyone considered Gaursons? Their projects seem to be finishing up relatively on time. Any feedback?
Gaursons is okay-ish. My cousin has a flat in Gaur City. The construction quality is not top-notch, but they delivered on time. Value for money, I guess.
Sector 75 mein ek project hai, Lotus Greens. Anyone has experience there? They are offering good deals, but I'm skeptical.
Remember to factor in the hidden costs, guys! Parking, club membership, maintenance charges... they all add up.
I think it's worth paying extra for peace of mind. Go for a builder with a good track record, even if it means a smaller apartment.
Check the builder's debt-to-equity ratio. High debt means higher risk of delays.
Construction quality wise, I've heard that ATS and Godrej are relatively better, but they come with a hefty price tag. Worth it? That's the million-dollar question!
ATS Greens Village mein mera flat hai. Quality is decent, but even they had some delays. Nothing is perfect. But at least they fixed the issues I raised during possession.
Godrej The Highlands is good, but Sector 150 is a bit far from everything, right? Connectivity is a concern for me.
Bhai, don't just look at 'reputed' builders. Even they can mess up. Check the specific project's track record. RERA website is your best friend.
Mera bhi same experience tha 2 years ago. I was so excited to buy in Noida, but the delays and builder issues are a nightmare. I ended up buying in Gurgaon.
Bro, you're speaking my language! Ajnara? Supertech? More like 'Super-late'! I've heard Ajnara's promises are as empty as my bank account after paying the booking amount. Seriously, looking for similar insights. On-time delivery is a myth in Noida, it seems.
Totally agree yaar! Ajnara ka toh naam hi badnaam hai. My friend bought in their project 5 years ago, still waiting for possession. Don't even think about it.
U1, exactly! I know someone who booked in Ajnara Ambrosia. Still fighting for possession. Check RERA registration number and previous project delivery timelines before investing. That's my advice.
Supertech? Run! Seriously. They have so many pending projects. Check their financial health before investing. They are always in the news for wrong reasons.
Haan, Supertech ka toh Supreme Court ne bhi kuch bola tha na? I remember something about demolition orders... scary stuff.
