Noida builders: On-time delivery ka kya scene hai?

Hey guys, I'm looking for some real talk. I'm thinking of investing in Noida but so confused about builders. Has anyone actually received their flat on time from Ajnara? Heard some horror stories, so a bit scared. Also, what about Supertech? Kya aap logon ko pata hai about their delays? Which one is better in terms of fulfilling promises? On another note, construction quality wise, which builder has the least complaints after possession? Mujhe advice chahiye. Is it worth paying extra for a 'reputed' builder? Any suggestions would be great! I don't want plaster cracks after moving in, yaar.

RERA registration is mandatory, but it doesn't guarantee on-time delivery. It just gives you some recourse if things go wrong.

U1, last I checked, Sector 137 mein around 6500-7500 per sq ft chal raha hai. Depends on the project and floor.

Gaursons is okay-ish. My cousin has a flat in Gaur City. The construction quality is not top-notch, but they delivered on time. Value for money, I guess.

ATS Greens Village mein mera flat hai. Quality is decent, but even they had some delays. Nothing is perfect. But at least they fixed the issues I raised during possession.

Totally agree yaar! Ajnara ka toh naam hi badnaam hai. My friend bought in their project 5 years ago, still waiting for possession. Don't even think about it.
