Planning to invest in Noida property, yaar. I'm confused about which builder is more reliable. On-time delivery kitna important hai, right? I've heard mixed reviews about a few. Has anyone experienced delays with Supertech or ATS? Which one is better in terms of sticking to deadlines? Also, heard some builders promise a lot of amenities but deliver very little. What's your experience with that? I'm looking for a builder with a good track record for on-time possession *and* delivering what they promised. Is it too much to ask? Mujhe advice chahiye. Which builder should I seriously consider? What's your take?

It's a compromise, U17. But some are better than others. Godrej, ATS (select projects), and maybe Gaursons are worth considering.
Gaursons? Their quality has gone down in recent years, U18. Be careful.
Sector 75 mein kya scene hai? Any good projects there?
Sector 75 is decent, U18. Lots of high-rise apartments. Connectivity is good. But traffic can be a problem during peak hours.
Yeah, the metro station is a big plus point for Sector 75. But prices are already reflecting that advantage.
Rising property rates make it even more important to choose the right builder. Delay means more money spent on rent! Stressful yaar.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, which are still not ready after 3 years!

Possession status kya hai for ATS Greens Village? Anyone knows?
Last I heard, it's delayed by 4-6 months, U11. But you should contact the builder directly for the latest update.

Supertech? Run away! Mere dost ka paisa atak gaya hai. They keep extending the date. Don't fall for their marketing.
ATS is better than Supertech, no doubt. But even ATS has projects delayed by 6-12 months. It's the Noida story. Don't expect miracles.

Mahagun is okayish. Depends on the project. Their older projects are better built than the newer ones, strangely enough.
Mahagun Moderne is good, U7. But it's expensive. Location is prime, though.
My friend bought in Mahagun Mywoods. He's happy with the construction quality, but the maintenance charges are too high.

ATS is generally considered slightly better, but delays toh dono mein possible hain. Amenities ka toh mat poocho, most builders over-promise. Be very careful.
Totally agree yaar U1. It's a gamble. I've heard ATS Green is comparatively better in terms of delivering what they promise. But even they have faced delays in some projects. RERA registration number check karna before investing.
Mujhe bhi advice chahiye thi before investing. I ended up going with Godrej in Sector 43. So far, so good, but possession is still a year away. Fingers crossed! Anyone else invested in Godrej projects?
