Hey guys, I'm based in Dubai and can't easily visit Noida. Which builder actually delivers on time, yaar? I'm looking at investing. Also, what about hidden charges at possession? PLC and all that. Has anyone experienced that? Which builder is sahi for avoiding these issues?

U1, negotiate hard, but they'll still find a way to charge you extra. My advice: get everything in writing, even the verbal promises.
Check the reviews online, but take them with a grain of salt. Many are fake. Try to talk to existing residents of their previous projects.

One more thing U1, check if the builder has all the necessary approvals. NOCs, environmental clearances, everything. Don't rely on their word, verify yourself.
Gulshan? I checked out their Ikebana project. Looked good, but the carpet area was smaller than quoted. Be very careful about that!
Carpet area is always a trick! They show you the super area, which includes walls and everything else. Always ask for the carpet area explicitly.
True! And measure it yourself after possession. Builders are notorious for fudging the numbers.
RERA ke baad bhi yehi sab chal raha hai. Koi change nahi hua.
Don't forget to check the builder's financial health! Many projects are stalled because the builder ran out of money. RERA website has some info on this.

The new Jewar airport is driving up prices in Noida Extension and Yamuna Expressway. Keep that in mind.
ATS is decent, but their maintenance charges are insane! Sector 93 mein rates are sky high.
What's your budget, U1? That will help narrow down options. Also, are you looking for ready-to-move or under construction?
Haan, budget is important. Ready-to-move is safer but more expensive, obviously.
Under construction mein risk hai, but potential for higher returns. Depends on your risk appetite.
I heard Gulshan Homz is relatively good with timelines. Anyone has experience with them? I'm also looking at Sector 144.
Bhai, hidden charges are a pain! PLC, parking, clubhouse... sab milake toh it's a bomb. I faced this with Supertech (never again!). Ab toh RERA hai, complain kar sakte ho but it's a long process.
Which sector are you looking at investing in? That makes a huge difference. Sector 75 is different from Sector 150, and both are different from Noida Extension. Metro connectivity bhi dekhna.
U4, good point! Sector matters a lot. Also, which builder within the sector? Ajnara, Amrapali (RIP), Supertech... list is endless, and mostly sad.
Honestly, 'on-time' is a myth here. Expect delays, even with the 'good' builders. Just factor it into your calculations. At least 6-12 months delay pakad ke chalo.
I invested in ATS Greens Village 3 years ago. They promised possession in 2021, I finally got it in late 2022. PLC was around 3 lakhs extra, despite what the agreement said. Fight maar ke thoda kam karwaya.

Godrej? Are you sure, U1? My friend bought in their Sector 150 project and delayed tha 6 months. Check RERA records before believing anyone.
