Hey guys, just moved into my new flat in Noida. Possession was supposed to be in December, but mila March mein! Anyone else faced similar delays? I'm talking about 3-4 months delay. I'm hearing mixed reviews about different builders. Also, what about construction quality? I've noticed some minor cracks already. It's a bit concerning, honestly. Which builder in Noida delivers on time and maintains good quality? Kya aap logon ko pata hai? Planning to invest in another property, so looking for honest opinions. Which one is better in terms of on-time delivery? Mujhe advice chahiye yaar!

I'd say Godrej, ATS, and maybe TATA are relatively safer bets in terms of on-time delivery. But even they can have delays. Nothing is guaranteed.

So, U1, which builder are you talking about? Are you going to reveal the name or not?
Be careful – some builders show you a sample flat and the actual flat is completely different! Visit the site multiple times during construction.
Mera bhi same experience tha 2 years ago. Possession mein 6 months ka delay. I fought with the builder and finally got some compensation.
RERA registration number check karo. Sab details mil jayenge builder ke baare mein.

Honestly, on-time delivery in Noida is a myth. Just factor in at least 6 months delay when you are planning.
Sector 150 is promising, but rates are quite high now. Avg rate 7k/sqft hai abhi. But the connectivity is good, and there are a lot of green spaces.
7k! That's crazy! I remember buying in Sector 150 for 5k just 2 years ago.
New metro line is also a plus point for Sector 150. Better connectivity in future.
Possession status kya hai aapka? Did you get an occupancy certificate? Check that before you move in completely. It's very important!
Check amenities completion before booking, I made that mistake. Promised clubhouse and swimming pool are still under construction after 2 years!
Rising interest rates are also a concern. EMI ka load badh jayega. Think carefully before investing now.
Mera experience Amrapali ke saath bahut kharab raha. Never again! Stay away from them at all costs. RERA mein bhi case chal raha hai.

Which sector are you in, U1? That makes a big difference. Some sectors have better infrastructure and builder reputations than others.

Supertech ka to har project mein delay hai. They are notorious for it!
Don't even think about Supertech. Legal issues bhi chal rahe hain.
On-time delivery? Noida mein? Good joke! Seriously though, check their RERA registration. The completion dates there are legally binding (theoretically).
Construction quality is a major issue. I've seen some new buildings in Sector 75 with seepage problems already. Check reviews online before investing.
I invested in a Godrej property in Sector 43. They were pretty much on time, maybe a month's delay. Quality seems good so far, but it's only been a year. Thoda premium hai, but worth it I think.
Godrej is definitely a safer bet. Heard good things about their construction.
Bhai, don't just look at the big names. Some smaller, local builders are doing decent work. But do your due diligence! Verify everything.

Bhai, 3-4 months is nothing! Mera to ek saal se upar delay hua tha. Which builder are you talking about? Name toh batao!
