Hey guys, I'm looking to buy my first property in Noida. So many builders, I'm confused! Heard some horror stories about delays. Like, Amrapali toh gayi, but what about others? Honestly, on-time delivery kiski sahi hai? Supertech ka naam bhi suna hai... My parents keep saying check RERA records. Has anyone actually experienced a builder delivering *on time* in Noida? Which one is better for that? Also, what about hidden charges? I heard PLC and EDC can be a shocker at possession. Anyone faced this? Mujhe advice chahiye! Kya aap logon ko pata hai? What's your take?

Remember to check the builder's past projects. See if they have a history of delays or quality issues. Google is your friend! Do your research!
Bottom line: Noida mein on-time delivery is rare. Be prepared for delays, factor in all the hidden costs, and pray to God! Good luck!
U20, which sector are you talking about? This is important information!
Sector 150. Don't want to name the builder publicly, but Sector 150. Be careful!
Overall, Noida is risky, but there are good deals to be found. Just do your homework, be patient, and don't trust anyone blindly. RERA is your best friend, remember that.
So, after all this discussion, which builder are you leaning towards now, OP (original poster)?
I think the best advice is to find a good property consultant. They can guide you through the process and help you avoid common pitfalls. Worth the investment.
What's the possession status for Gulshan Dynasty? Anyone booked there?
I heard Gulshan Dynasty is relatively on track, but still verify everything yourself.
My friend booked in Gulshan Dynasty. He said they're expecting possession by end of this year, but again, take it with a grain of salt.
Don't forget to factor in registry charges! That's another big expense. It's usually around 1% for women and 2% for men in Noida.
Good point U19! Registry charges can be a significant amount. People often overlook that in their budget.
Haan yaar, so true! Registry charges are a killer!
Check amenities completion before booking, I made that mistake. They promised swimming pool, gym, clubhouse... nothing is ready even after 2 years of possession! Now fighting with the builder.
What about ATS? I've heard they are relatively reliable. Anyone has experience with them in Noida?
ATS is better than most, but even they have faced delays. Their Green project in Sector 93A was delayed by almost a year.
Yeah, ATS is generally considered safer, but 'on-time' is still a stretch. Expect a few months delay, minimum.
Okay, that's good to know. Thanks guys!
Mujhe toh lagta hai Noida mein property lena matlab jua khelna hai. So much risk involved! But where else to go? Gurgaon is even more expensive.
Current market conditions are crazy! Property rates are rising like anything. The new metro line extension is also pushing prices up in certain sectors. Sector 142, 143 are seeing a boom.
Sector 78 is notorious for delays. U5, which builder are you talking about? Name and shame, bhai! We need to protect each other.
Haan yaar, spill the tea! Which builder? So we know to avoid them.
Okay okay, it's XYZ Builders. Don't want to get into legal trouble, but yeah, XYZ Builders in Sector 78. Beware!
XYZ! Oh man, I almost booked with them! Dodged a bullet, thanks U5!
RERA records are good, but they don't tell the whole story. Sometimes builders manipulate things. Visit the site yourself. Talk to existing residents. See if construction is actually happening.
Exactly U9! Site visit is a must. Pictures and videos bhi le lo for proof later. Also, check for pending dues on the land. That can cause major delays.
Bhai, Noida mein on-time delivery is a myth! Amrapali toh example hai. RERA records are your best bet, seriously. Check completion certificates and all that jazz before you even think of putting down a booking amount.
Totally agree with U1. Don't just listen to the builder's sweet talk. RERA is your friend. Which sector are you looking at? That makes a big difference.
Supertech? Run! Just kidding... kinda. Their history isn't great, but some projects are doing okay-ish. But yeah, RERA is key. Also, legal advice is a must before signing anything. Don't be shy to spend a little on a good lawyer!
PLC and EDC will definitely shock you! Budget accordingly. Ask for a detailed breakdown of all charges *before* booking. They'll try to hide it, but be persistent. It's your right to know! Also, check carpet area vs. super area. Big difference!
Mera bhi same experience tha 2 years ago. I bought in Sector 78. Promised possession was 2022, still waiting. Builder is giving lame excuses. Filed a complaint with RERA, let's see what happens.
