Noida builders: On-time delivery sach hai?

Guys, I'm so fed up of renting! 10 saal se rent waste kar raha hoon. Finally taking the plunge and buying a place in Noida. I've been checking out a few builders. What's your take on their on-time delivery? Seriously, did they actually deliver when they promised? Heard some horror stories, yaar. Also, what about hidden charges at possession? PLC, EDC... all that stuff. Anyone faced surprises? Mujhe advice chahiye. Which one is better in terms of transparency? Don't want to be screwed over later. Kon zyada sahi hai? What do you think, guys?
