Guys, I'm based in Dubai and looking to invest in Noida. Can't really visit often, so relying on your insights. I've heard mixed reviews about on-time delivery from different builders. What's the real deal? Has anyone experienced major delays with, say, Supertech or ATS? I need something reliable for rental income, so delays are a big no-no. Also, kya aap logon ko pata hai about hidden charges at possession? PLC, EDC, IDC – are these usually a surprise? I'll need a property manager, so transparency is key. Which one is better in that regard? Mujhe advice chahiye yaar! What do you think?

Hidden charges toh pakka aayenge. PLC, EDC, IDC... they'll hit you with everything at the last minute. Negotiate hard beforehand, and get everything in writing. Which sector are you looking at, by the way? That makes a big difference.
Sector 75, near the metro, is relatively better connected. But even there, delays are common. I'm stuck with a Supertech project since 2018. Possession mila kya? No sign of it yet!
