posted on 24 MarNoida builders: On-time delivery sach hai kya?
Guys, I'm thinking of investing in Noida property. Heard some builders delay possession a lot. Like, bilkul late dete hain. Has anyone actually experienced on-time delivery from any builder here? Which builder has a good track record for that, ya phir sab same hi hai? Also, what about construction quality? I've heard stories of seepage and plaster cracks after just a few months. Is it worth paying extra for a 'reputed' builder, or are the smaller ones just as good (or bad!)? Which one is better for long-term resale value, bhai? Mujhe advice chahiye, I'm so confused!

Another thing to consider is the builder-buyer agreement. Read it carefully before signing. Make sure it protects your interests.
Anyone has experience with ATS? They are generally considered good, but I've heard mixed reviews about their maintenance.
ATS is generally good, but maintenance charges are high. Also, their projects are usually large, so it takes time for the community to fully develop.
Bhai, resale value depends on location, construction quality, and amenities. A well-maintained property in a good location will always fetch a good price.
So, what's the latest update? Did you finalize anything? Which builder are you considering now?
Just remember, Noida real estate is a gamble. Do your research, be patient, and don't get swayed by unrealistic promises. Good luck!
What's your budget and preferred location? That will help narrow down the options. Also, are you looking for investment or end-use?
Good question! Investment ke liye toh alag strategy chahiye, end-use ke liye alag.
With the new metro line extension, sectors along the Noida-Greater Noida Expressway are becoming more attractive. Consider those areas too. Prices are likely to appreciate.
Don't just focus on the builder's reputation. Visit the site, talk to existing residents, and check the amenities completion status. I made the mistake of booking a flat based on the brochure, and the amenities are still not ready.
Thanks everyone for the advice! I'm leaning towards a reputed builder in Sector 150. Will check RERA records and visit the site before making a decision.
Sector 150 is a good option. Relatively newer developments, better planned, and some good builders are active there. But prices have shot up recently.
Smaller builders can be risky. They might offer lower prices, but they often cut corners on construction quality and delay possession. It's a gamble.
I bought in Ace City, Sector 121. They delivered on time, but the finishing wasn't great. Had to spend extra on repairs and upgrades.
Forget on-time, just hope they finish the project at all! So many stalled projects in Noida. Check the builder's financial health before investing.
Construction quality is a major concern. I've seen flats where the paint is peeling within a year. Check reviews online and visit the actual site before you book anything.
Reputed builder = usually better construction and resale. But even they can delay. Research is key.
Don't just rely on the builder's promises. Check the RERA registration number and see if there are any complaints against them. That's the first thing you should do!
Good point! RERA website is your best friend, bhai.
Mera experience toh bahut kharab raha. Booked a flat in Sector 118, possession was supposed to be in 2021, still waiting. Builder is making excuses.
Honestly, on-time delivery is rare. But some builders like Godrej and Tata have a relatively better track record. They might be a bit more expensive, but it's worth considering.
Godrej is good, but their prices are insane! Worth it for peace of mind though.

Bhai, Noida mein on-time delivery? That's like finding a unicorn! But seriously, some are better than others. Which sector are you looking at? That makes a big difference.
True that! Sector 75 mein ek project hai, almost 2 years delayed. RERA mein complaint daalni padi.
