Hey guys, I'm currently in a 2BHK in Sector 75, Noida. Thinking of upgrading to a 3BHK or maybe even a villa. Been looking at different builders, but confused. What's your take on on-time delivery? Heard some builders delay projects a lot. Has anyone experienced delays with their projects? Is the price jump worth it, or is it just marketing? Also, what about post-possession maintenance charges? Are they reasonable, or do they suddenly increase? Already have a home loan, so don't want any financial surprises. Any suggestions? Kya aap logon ko pata hai builder ka track record? Mujhe advice chahiye yaar. Which one is better in terms of overall value and peace of mind? What do you think? Any real experiences would be helpful!

Sector 150 ka avg rate 7k/sqft hai abhi. Keep that in mind while comparing.
Possession mila kya? Was it as per promised specifications? Check everything thoroughly before accepting possession.
Don't forget to factor in stamp duty and registration charges. It's a significant amount.

ATS Greens Village is pretty good, but maintenance charges are on the higher side. Talk to residents there.
With the new metro line extension, prices in some sectors are already going up. Factor that into your decision.

Sector 75 se upgrade karna hai toh Sector 150 dekh lo. Better planned, more green space. But premium is definitely there.
I bought in Sector 78 three years ago. They promised possession in 2021, I got it in late 2023. Two years of paying rent AND EMI. Nightmare!

Bhai, on-time delivery? Noida mein? Good luck with that! Seriously though, research RERA registration and check their past projects. Delays are super common.
Exactly! RERA registration is a must. Don't believe their fancy brochures.
Haan yaar, RERA is your best friend. Check for pending cases against the builder too.
Maintenance charges are a HUGE scam. They start low and then suddenly double after a year. Read the fine print carefully!
