posted on 1 AprNoida builders: possession surprises and maintenance charges
Honestly, Supertech's initial pricing always looks attractive, but meri experience mein, hidden charges at possession are a pain. PLC, EDC, IDC, sab kuch mila ke kaafi extra nikal aata hai. Has anyone else faced this? Unke maintenance charges bhi thode zyada lagte hai after possession. On the other hand, I've heard that ATS Green's construction quality is better, but their initial cost is higher. Is it worth the extra investment for long-term peace of mind? I'm confused between these two. Am I the only one who thinks Supertech's marketing is better than their actual delivery? What's your take?

Remember to factor in the cost of interior work. That can easily add another 10-15% to the total cost.
Thanks everyone for the valuable insights! It seems like ATS is the safer option, even with the higher initial cost. I'll definitely do a thorough RERA check and negotiate the charges upfront.
Good luck! Hope you find your dream home without any hidden surprises. Noida real estate can be a jungle.
Supertech is like a mirage - looks good from afar, but disappointing up close. ATS is definitely a safer bet.
I'm living in Supertech Eco Village 2. Construction quality is average, and the maintenance charges are indeed high. But the location is good. Mixed bag, honestly.
Anyone have experience with Ace Group projects? Are they any better than Supertech in terms of transparency and possession?
Ace is slightly better, but still do your due diligence. Nothing is guaranteed in Noida real estate.
Bhai, builders toh sab chor hain. Just choose the lesser evil.
So, what did you decide? ATS or Supertech? Or are you considering other options now?
PLC and EDC/IDC are legitimate charges, but the key is to negotiate them upfront. Supertech is notorious for adding extra charges at the last minute.
I'm also thinking of buying in Noida. Sector 150 looks promising, but the prices are crazy high right now. Should I wait for a correction?
Don't wait too long. With the new metro line coming up, prices are only going to go up.
Maintenance charges are a killer! They lure you in with low prices, then bleed you dry with high maintenance. Check the maintenance agreement carefully before booking.
Hidden charges toh sabhi builders lete hain. It's a standard practice, unfortunately. But Supertech is known to be particularly aggressive about it.
Don't just look at the initial cost. Calculate the total cost of ownership – including hidden charges, maintenance, and potential delays. That's where you'll see the real difference.
Has anyone considered Godrej Properties in Noida? Thoda premium hai but heard good things about their transparency.
Godrej is good, but Sector 150 mein prices are sky-high right now. Thanks to the upcoming Jewar airport, everything is inflated.
Mera ek friend Supertech Emerald Court mein phasa hua hai. Supreme Court ke orders ke baad bhi, issues hain. Be very, very careful.
Check the RERA registration details of both projects. See if there are any pending complaints or violations. That's a good indicator of the builder's track record.
Good point! RERA website is a lifesaver.

Totally agree yaar! Supertech ka marketing toh kamaal ka hai, but reality check toh possession ke time hi hota hai. I faced the same issue with hidden charges in their Sector 74 project.
Sector 74? Which project exactly? I'm considering buying there.
ATS Green is definitely a better bet in the long run. Peace of mind ki value hai. Supertech... well, let's just say I know a few people still waiting for possession after 5 years.
I bought in ATS Village 5 years ago. Initial cost was high, yes, but zero headaches since then. Construction quality is top-notch, and maintenance is reasonable. Supertech? Na baba na.
