Noida builders: What they don't tell you upfront
Construction quality in Noida is a huge gamble these days, no matter the builder. I'm eyeing some 3BHKs in Noida Extension, near the Aqua Line extension, with a budget around ₹1.5 Cr. Specifically looking at Gaurs, ATS, and Godrej properties. From my experience, hidden charges like PLC, EDC, and maintenance deposits can inflate the final cost significantly. Has anyone recently bought from these builders? Were they transparent about all these costs upfront, ya phir last minute pe surprise mila? Also, construction quality ka actual ground reality kya hai after possession? I'm trying to avoid future headaches like seepage ya plaster cracks. And their delivery track record? Not sure if they're still on time with projects for 2026-27. Any insights would be super helpful.

Totally relate! I'm also looking at Noida Extension for a 3BHK, same budget. These hidden charges are a nightmare. Builder sales reps just brush it off until you're deep into the booking process. PLC toh standard ho gaya hai but sometimes they add other random charges too, which just pop up.
Haan bhai, same here. Godrej ke saath bhi yahi experience hua tha, they weren't upfront about everything. Bohot frustration hoti hai.
