Noida buyers: Godrej Golf Link ya Prestige, what's your take?
My lease ends in 6 months, finally buying my own place in Noida. I work in real estate, but for myself, it's different. Comparing Godrej Golf Link (ready) vs Prestige Bougainvillea Gardens (ongoing). Possession risk kitna hai Prestige mein? Builder ka track record kaisa hai for timely delivery? Aur carpet area efficiency mein kaun better hai, considering super area games?

I'm in the same boat as you, trying to decide. Budget is a major constraint for me. Prestige ka brochure dekh ke toh sab mast lagta hai, but 'possession in 2 years' can easily become 4. Godrej Golf Link ka price point thoda high end hai, but ready hai toh EMI immediately start ho jayegi. What about maintenance charges and other hidden costs in Godrej? Koi idea hai?
As a first-time buyer, my biggest advice is to factor in all possible delays and hidden costs for ongoing projects. I almost booked in Alpha II Greater Noida a few years back for an under-construction project, and thank God I didn't. The market conditions are still a bit volatile, though improving. Godrej Golf Link being completed with 150 units means you know exactly what you're getting. Don't fall for pre-launch discounts if you can't handle uncertainty.
Agreed, ready-to-move is always safer. Godrej Golf Link ka RERA number toh UPRERAPRJ16697 hai, sab clear hai. But is their carpet area actual mein efficient for the price range (₹2.2 Cr – ₹2.8 Cr)? Suna hai Godrej thoda compact units banata hai, but finish achhi hoti hai.
Bhai, Prestige se door hi raho. Ongoing projects ka scene bahut risky hai abhi. Godrej Golf Link is ready, that's a big plus point for peace of mind.
