Noida mein kuch toh chal raha hai! Seems like Noida is gearing up to give Gurugram a run for its money in luxury real estate. New projects are coming up from Gulshan Group, M3M, and Smartworld, even the Taj Hotel and Jacob & Co. are building residences here. Yeh news kaafi important hai for buyers because prices are expected to rise significantly with the new airport and better connectivity. Ultra-luxury projects are priced between ₹25,000 to ₹35,000 per sq ft. What do you guys think? Kitna impact padega property prices par?

Noida has potential, no doubt. But the builders need to deliver on their promises. Otherwise, it's just another real estate bubble.
So, what happened to the original poster? Did you decide to invest, or are you still researching?
The new metro line extension will also impact property prices. Check where the new stations are planned.
I think Noida is definitely becoming a viable alternative to Gurgaon, especially for those who want more space and greenery. But it needs better infrastructure and stricter regulations.
I sold my property in Gurgaon last year and moved to Noida. No regrets so far. Less crowded, more affordable (relatively), and the airport is a game-changer.
Dekho bhai, overall market sentiment is positive. Interest rates are stable, and demand is high. Noida will benefit from this.
So, what's the bottom line? Should I invest in Noida now, or wait and see?
It depends on your budget and risk appetite. If you are looking for long-term investment, Noida is a good option.
If you have the money and are willing to take a calculated risk, go for it. But do your due diligence!
Wait for a few months. Let the dust settle. See how the new projects are progressing.
Sector 150 is good for investment right now. Lots of green spaces and good connectivity. But prices have already gone up significantly in the last year.
Yeh sab toh theek hai, but what about the Noida Extension area? Still a mess with infrastructure issues. Will that affect the overall perception of Noida?
Noida Extension is a different story altogether. Different builders, different problems. Don't compare it with sectors near Delhi.
Exactly, Noida Extension is a gamble. High risk, high reward. But mostly high risk.
Infrastructure is improving slowly in Noida Extension. But it will take time. Maybe 5-10 years.
Guys, don't just look at luxury projects. Affordable housing ka kya scene hai? Middle-class logon ka bhi socho!
Bhai, affordable housing Noida mein mushkil hai. Land prices are too high. Go towards Yamuna Expressway if you want affordable options.
I'm an NRI looking to invest. Is Noida a good option compared to Bangalore or Mumbai? What are the rental yields like?
U16, rental yields are lower than Bangalore. But property appreciation might be higher in Noida due to the airport. Do your research.
Bangalore is saturated. Noida has more potential for growth in the long term. But liquidity can be an issue.
Don't fall for the hype. Noida mein bhi bahut delayed projects hain. Be careful.
Agree with U19. Check amenities completion before booking, I made that mistake. Swimming pool is still not ready after 2 years!
Connectivity is key. Jewar airport se kitna time lagega to reach Sector 62? That will decide the prices, I think.
I bought a flat in Sector 78 5 years ago. Promised possession in 3 years, still waiting. Noida authority needs to be stricter with these builders!
U10, same here! Sector 75. Builder ne phir se date extend kar diya lol. Kya karein, court case file karein?
File a RERA complaint. It's faster than going to court. I did that and got some compensation.
Which builder are you guys talking about? Name and shame!
Noida competing with Gurgaon? Bhai, yeh toh interesting hai! But Gurgaon has already established itself. Dekhte hain Noida kya karta hai.
Gurgaon is too congested now. Noida has space to grow, especially with the Jewar airport. I think it's a good comparison to make.
₹25,000 to ₹35,000 per sq ft? Are they serious? Sector 150 mein toh abhi bhi ₹7,000-₹8,000 hai. This seems like a bubble.
U3, these are ultra-luxury projects. Not your average Sector 150 flats. Think penthouses, golf course views, that kind of thing. But still, skeptical...
Gulshan Group ka toh naam suna hai. M3M ka Gurgaon mein kaafi naam hai. But Taj Hotel residences? That's new for Noida.
U5, Taj residences means high maintenance charges, guaranteed! Prepare your pockets.
M3M is all hype. My friend invested and still hasn't received possession after 3 years!
Haan, M3M is good. But check their RERA registration before investing. Gurgaon mein bhi issues the kuch projects mein.
