Hey guys, I just moved into a Lavish Buildmart Pvt Ltd society on Noida Expressway last month. Possession was in March. So far, so good, but I'm already wondering if I made the right call. Is Noida Expressway still a good investment in 2024-25? Kya aap logon ko pata hai prices aur badhenge ya phir it's peaked? I'm also thinking about renting it out eventually. Rental yield kitna milta hai actually? The advertised numbers seem too good to be true. Has anyone experienced renting out a flat here? Also, under-construction vs ready-to-move, which one is better long term? Mujhe advice chahiye yaar. It's my first property investment, and I'm a bit nervous, tbh.

Overall, Noida Expressway is a decent investment. But manage your expectations and be prepared for delays and challenges. Good luck!
RERA mein complaint karne se kya hota hai? Builder toh phir bhi sunta nahi hai.
At least it's on record. And RERA can impose penalties. It's better than doing nothing.
Guys, don't forget about the new metro line extension. That will definitely boost connectivity and property values on the Noida Expressway.
My advice: Hold on to your property. The market is volatile right now. Wait for the right time to sell or rent it out.
So, OP, what's your plan now? Are you planning to rent it out immediately or wait for a while?
Jewar airport is the game changer. Once it's operational, prices will definitely go up. But that's still a few years away.
I rented out my flat in Sector 137. Got a decent tenant after a lot of searching. The key is to do a thorough background check.
Noida Expressway is good for end-use, not necessarily for pure investment. If you're looking for quick returns, explore other options.
Check the builder's financial health. Many builders are struggling these days. You don't want to get stuck with a project that's never completed.
Don't panic! You've already bought the property. Just focus on finding good tenants and managing it well. Long-term, Noida Expressway will appreciate.
Bhai, I'm NRI and I'm also thinking of investing. But the stories I hear about delayed possessions scare me. Is it really that bad?
It can be. Do your due diligence. Check builder's track record, RERA approvals, and visit the site yourself if possible. Don't just rely on brochures.
Lavish Buildmart ka maintenance charges kitna hai? I heard they're charging a bomb!
Haan yaar, maintenance is a killer! They quoted me 3.5 per sq ft. Negotiate karo, but they don't budge easily.
Under construction is cheaper, but the wait is painful. Ready to move is expensive, but you get immediate gratification. Choose wisely!
Don't believe the advertised rental yields. They're always inflated. Factor in vacancy periods, maintenance costs, and property taxes.
Noida Expressway is still good, but you need to be very selective. Sector 143, 150 are better bets. Lavish Buildmart... I'd be cautious. What floor are you on? And which tower?
Rental yield depends on the size and furnishing. A fully furnished 2BHK can fetch you around 20-25k maybe? But finding good tenants is a pain. Verification is crucial!
I bought in Sector 93A three years ago. Prices have definitely gone up, but not as much as they promised. I'm seeing more movement in Sector 150 and towards Jewar airport side now. Maybe that's where the future growth is?
Kya bol rahe ho yaar? Sector 150 is already saturated. Too many projects. Noida Expressway is still prime, especially with the connectivity to Delhi and Greater Noida.
Connectivity toh hai, but traffic bhi bahut hai. Evening time mein jam lagta hai.
Hey! Congrats on the possession! Honestly, Noida Expressway is a mixed bag. Location toh mast hai, connectivity superb, but appreciation depends on the builder and exact location. Renting it out is definitely possible, but those 2-3% yield claims are BS. Expect closer to 1.5-2% realistically.
Overhyped? Maybe. But still a decent option if you got a good deal. Lavish Buildmart... hmm, heard mixed reviews about them. Check RERA registration number and completion dates carefully. Under-construction vs ready-to-move depends on your risk appetite. Under-construction mein potential gain zyada, but risk bhi!
Exactly! Risk toh hai bhai. Mera dost phase 2 mein invest kiya tha, abhi tak possession nahi mila. 3 saal ho gaye!
